Offering under the guide price on house that needs work

    You can't fence a garden if it has a right of access for someone else to drive across.

    Yes it did have do not use tape on the sinks and the electricity was switched off.
    We are definitely planning on getting a specialist survey done but only if our offer is accepted. We still have the option to pull out if it comes back as an absolute money pit don't we?
    Luckily the rot is only in one half of the House, the other side is a newer extension which looks fine so far.
    It ticks so many boxes but I know I've got to be sensible! If we get it for 210, we'll have a reasonable amount leftover for repairs.
    If I'm completely honest, 250 isn't an extortionate price for what and where it is, we just can't afford it with the work!
    Should I just put in the offer and see where it goes if I have nothing to lose?

    If I was looking for a house this one would be a two bed with a study downstairs and a down stairs bathroom. In that same road there is already a two bed for sale that has had a lot of work done to it already. That is on the market at £250k and it hasn't sold with means that £250k for a modernised grade 2 listed 2 bed house is too much.

    If £250k is too much for a modernised 2 bed grade 2 listed house then that only leaves you a maximum of £40k to do this house up. How much were you thinking that a new kitchen and kitchen floor is going to cost?

    I had read that if listed, you'd need permission for fencing and this is by far one of our most important issues as my dogs need to be secure (one is not a fan of strangers!)
    Didn't want to end up buying it and then realise oh dear this is going to take weeks just to get permission as that would be a nightmare. We would want to get fencing done prior to actually moving in.

    There is a '3rd bedroom' not shown on the floor plan which is essentially an attic room with a ladder which actually quite liked.

    Think I know the house you mean but I believe it has a shared front garden only which would be unsuitable for us for above reasons. This house has no shared access.

    The kitchen and bathroom are perfectly habitable as they are, it would be more of a save up and do bits as we go along as we'll be looking to live there for a fair amount of time.

    I'm still on the search for others regardless so will just have to wait and see :(

    Why not google and read up on them from an authoritative source?

    .....which probably reflects the awful houses my folks used to buy and force me to live in when I was kid!
  • It looks worse in person for sure! I was quite shocked as the pictures looked fine (but then of course they would!) But it's not about to fall down or crumbling to bits.. I hope lol

    If this house truly has no shared access how do you get to the garage?

    If it's anything like 'ours', the condition has worsened considerably in the few months since the EA pics were taken.......mould everywhere, ceilings down etc, but yours certainly sounds as though it might be immediately habitable (apart from the fencing issue, of course)........

    You can't use a loft room with a ladder as a bedroom because of the risk of fire and someone not being able to get out. There are a lot of threads on here about loft conversions and not being able to call them bedrooms because they don't meet the current fire regulations. The room in the loft can only be used for storage.

    This is a 2 bed house with a study downstairs and loft storage.
