On the property history (RM sold listings), it would appear there is a secondary staircase in the extension leading to the loft 'bedroom'.....Mortgage-free for fourteen years!

I agree. It says loft room though not bedroom so even then they admitted it wasn't a bedroom which why the current floor plan tries to put bedroom 3 next to the bathroom on the groundfloor.0 -
It was confusing as the old floor plan showed a staircase, the new one did not. I was hoping for stairs but nope, just a ladder!
It's quite hard to describe but the garage is opposite the house across a driveway that goes all the way up to other houses. We would just be fencing in the garden, which no one would have any reason to enter. The garage will stay seperate and unfenced otherwise we'd literally be blocking access to peoples houses. If that makes sense?0 -

OK so the garage does have shared access. Does the owner of the house have access to drive a vehicle over that shared track? Just because the garage is there doesn't mean that they have. If they have is the owner of the house responsible for the shared upkeep of that access?
You can't use a room in a loft that is accessed by a ladder as a bedroom in case there is a fire. For a loft room to be used as a bedroom it has to have a fixed staircase and firedoors. There also needs to be a lot of insulation otherwise the room will be boiling hot in the summer and freezing cold in the winter.
What the house has at the moment is a boarded loft room for storage.0 -
House prices in Riseley tend to be cheaper than in other N Beds villages, especially those on the R Ouse (with exception of Clapham). Whether it's the distance from Bedford or that it's a long straggly village. If you want a detached cottage in N Beds you will be lucky to find one cheaper, which may suggest, there is a lot of work needed
