Offering under the guide price on house that needs work

    The garden is inconsequential. Can be tidied /landscaped easily.

    From the photos, the roof, external walls including joists, wooden window frames etc all look sound.

    Inside will need work, and you'll need some funding, esp as others have said to meet listing building rqmts.

    It is clealy priced with its condition taken into account. Once done up it will go for much more.
  • I've emailed the agent with the offer, subject to the terms that permission is given for the garden to be fenced as we have dogs. I'm almost 100% sure it'll be rejected as like you said, it's priced relatively well but at least I can say I tried! And if we've registered interest, perhaps they'll come back to us if they don't receive any other offers.
    I just can't risk paying more and having the funds for the work, no matter how much I love it.

  • That has the potential to be lovely if restored sympathetically - as it would have to be :D

    Looking at the sold price history, imho the '2017' date is an error as the three previous sales should be in chronological order which currently they are not. I would hazard a guess that '2017' should read '2007'.......

    Not necessarily. It is advertised as a 3 bed but it has one of the "bedrooms" downstairs and a downstairs bathroom. I think that most people wouldn't count a small downstairs room as a bedroom? So that makes it only a 2 bed.

    For future reference, this is pointless, and may be counter-productive.

    * you offer may be considered less attractive as you are already raising issues before even commencing negotiations
    * it's unikely a freehold detached house would have a covenant prohibiting a border fence
    * in any even you could erect fences within the boundary if necessary, perhaps giving the dogs free run of part of the garden only

    ....plus, if indeed it is a repossession, the vendor (bank etc) and EA will be less than willing to attend to any such requests!

    In the case of the repo we are purchasing, the EA hasn't been able to supply the usual info (such as where the private water supply is fed from) and there's absolutely no point in asking them to check with the vendor. We've had to do our own research/due diligence.
