Hello,
Short story my buyer pulled out before xmas before exchange
3 of us in a chain all houses back on market..we found and fell in love with our new house which is back up and need to find a new buyer for our to get the chain back up
Had a few viewings one ridiculous offer and they wont negotiate!!
reducing price and putting it on offers over 130k to generate interest.
Can someone cast an eye .Thank you

yep. terrible quality photos. The double bed with no room except on one side puts it off for me. Is it possible to re-arrange the room, or at least have a more flattering photo taken?0

New photos as the existing ones are terrible.
Remove those bright red sofas from the living room they are monstrous and make the living room look tiny. While you are about it paint over the bright red "feature" chimney - it clashes with the rather nice pale blue walls in the rest of the room.
Why has a "family" house only got a shower room? That seems more like an en suite and too small a bathroom for a family, I would want a bath, especially if there were young children in the house.
Finally the kitchen may put many people off, it is very dark and that solid grey colour is a bit depressing.0 -

I'd change estate agent. If they can't even take a single non-blurry photo then I'd seriously be doubting their competence. How in gods name did they think this was an acceptable way to market a property?0

The one thing I don't like that you can't easily change is the lack of a bath. That's a deal breaker for me and for a proportion of buyers, but not all of them.
I would set up the dining room as a proper dining room rather than the extra tv room that it appears to be now.
Turn the bed around so that there is space on either side of the double bed.
Edit - didn't mention the terrible photos because it's been mentioned already.0 -

The photos absolutely have to go. The kitchen looks like a dungeon in one and the quality is appalling! You're paying for their service, they're not doing you a favour!
I'd write it off because of the shower room, as will others.
Why the random pic of the front of the house again for #10? I nearly missed pic 11.
There's always an argument over this on here, but personally I hate only seeing metres. Yes, yes, I know - no need for another discussion on metric and how times should have changed by now - I'm just saying my bit. And no size for Bed 3?! Why? Obviously it's small, but don't make people think it's not even worth measuring - they'll see it as a 2 bed with a bit of a bonus room (and price accordingly!). Bed 2 is rammed making it look much smaller than it is. Can the massive wardrobe go and put stuff in storage and put the beds as two singles?

I know the advice is to depersonalise and get rid of clutter, but I think your house would benefit from looking a little more loved and lived in. It's a bit cold and stark. The image I'm getting is people watching tv in different spaces and getting out of the house as quickly as possible (shower and go). There's no heart.
A few plant pots outside would be good.
A vase of flowers.
Some pictures on the wall.
If it looks like you love the house then others may too.0 -
What makes you think it's worth £130k, other than the fact that you don't want to lose money on it compared to the £129k you bought it for?
From what I can see on the rightmove sold prices, the last 3 bed in your road (no. 62) sold for £120k in July 2017, while the last sale of a house in the same style as yours (No.86) went for £123k in May 2016. No. 112 has 5 bedrooms, while the other 3 bed which went for £149k in November 2016 (No. 68) seems in better state decoratively, plus better photos (and a bath!).
Think it might be price, and you might want to get used to the idea that you might lose money on this place if you want to sell it and move on...0
