constructive criticism please..need to sell house asap

the house had been on previously for 1 year then we took it down back on for 2 years sold buyer pulled out do to her own reason and now back on with the estate agent that were potentially buying our next house off so i was hoping that would motivate them to sell our house faster.
the estate agent took the pics 2 of them came out
Are you tied in to a contract with this EA? When can you change? Quite frankly, with photos like that, they look like rank amateurs and I would be trying to find someone who knows what they are doing. I could take better photos with my phone. In fact most of us could.0 -

No way would I stay with the same estate agent when they are so bad. Who took the photos? The estate agent or you op?

Might be tricky at the moment, but I think you should aim to take the new photos on a sunny day.0

To be fair to the EA, I've looked at other properties they have for sale and of the ones I looked at none had photos like the op's.0

My suggestions would be:
A rug on the lounge floor and one or two decent sized pictures as it looks really uninviting and cold at the moment.
Nice the microwave - it dominates the pictures at the moment and makes the remaining work surface area look inadequate.
Put a couple of cushions or something on the bed as that room also looks very drab and unlived in. Also make the bed properly! Plump the quilt and smooth it out. Unplug the tv and hide the wires for the photo.0 -
Seriously - don't take the pictures yourself. You are supposed to be getting a service from your EA, they should be able to take some photos that are in focus at the very least. But you have to question their motivation if they allowed the originals up in the first place. Personally, I'd be questioning their competence and commitment to you as a seller.
It is actually quite difficult to take room pictures if you do not have the right equipment - wide angle lenses etc, otherwise everything comes out looking tiny and cramped, phone shots tend to stick out as particularly bad (despite what it might say on the box) but the Agents are meant to be pros - get them to do it properly or switch to an agent who really is a pro.

All of the above, especially needing a nice table & chairs in the dining room (borrow some for the photo?) with colourful tablecloth & flowers
Also, where is your black bin outside? Your neighbours have got one in the photo but it looks like your one is missing? Nit-picking I know, but it is probably just in the back garden & needs to be brought through. Good touch though to put the bins that way round so they don't dominate the picture.

Scroll to the bottom and you can see links to all the other times the listing was changed.
