    When I was house hunting a few years ago your flat is exactly the type we would look at. Purpose built block, near the station, communal gardens, well maintained and attractive interior. There is nothing obviously wrong with your flat and it is perfect for couples and first time buyers. When we were looking in 2014 those types of flats were very popular. Therefore I can only conclude your issue is the price.


    Sentiment, lending, and potential for interest rate rises are all very different from 2014, so yes, it is the price, and the general economic environment.

    Ignore Crashy, he posts on every thread saying that everything is overpriced and that prices are about to fall. He's been saying it for years.

    I'd get the agent to remove the 'watermark' from their photos. I find it really distracting and there's no real need for it - it's just the agent trying to get some more advertising.

    It looks like the room with the fireplace should be the living room. The lounge looks oddly stark and the fireplace would give it a focal point that isn't the telly.

    Yes but a ground floor flat will always be worth more than a third floor flat, purely for the convenience factor, they'll have had a much broader base of potential buyers! People with limited mobility or wheelchairs, young couples who don't want to end up carrying a pushchair up multiple stairs, elderly people who are downsizing and can't find a bungalow, and just lazy people that look at several flights of stairs and think "nah, don't fancy that".

    Also having found the listing for the ground floor (http://www.rightmove.co.uk/property-for-sale/property-52132596.html for the nosy people) their photos make the flat look bigger, even the kitchen looks marginally less smaller (yours looks like you can't even open the oven door fully). Since they're the same agents I'd be asking for the ground floor's photographer to come and do the same thing with your place.

    CLH2018 you could ask them to pull the outside photos from archive and use them as they show the block in a better light. Also the room sizes are comparable but as comments say, being 3rd floor you may have to reduce the price if you don't have any interest.
    The description of the ground floor flat is also much better.
    have you thought about asking the EA to run an open day?

    On EVERY thread? Your credibility drops to zero right there I`m afraid ;) Most sensible people will spot that this is pricey for what it is, it isn`t that difficult.

    OP, West Norwood / Tulse Hill wasn't my sort of area but the price is reasonable for a 2 bedroom flat in London which is reasonable commute into the city. You can't change the location so need to work with what you've got.

    Definitely get some bathroom and balcony images. I know the fireplace is a feature for some (I had one too and hated it!) but could you make more of it? Polish it up a bit - it looks dark.

    Perhaps reorganise the furniture to make it seem more spacious.

    I know someone who has been attempting to sell in SW19 for 2 years with no luck, so don't take it to heart. The market definitely doesn't help but sometimes it's a case of right buyer, right time.

    Update the location to 'Elmcourt Road, Tulse Hill, SE27' like the ground floor flat

    You're closer to Tulse Hill station and it's more desirable than West Norwood
