    As the lease is only 91 years people buying it know that within 10years they will have to extend it as once it fall below 80 years the price rockets ans some banks will not provide a mortgage on it or only give a poor rate.
    At the moment, provided you have lived in it for 2 years (this gives you the legal right to have it extended), the cost of extending should be relatively cheap - you can go onto the website I gave previously you can get a rough estimate; it should be around £4k plus legals (you could always put the money on your mortgage until it is sold or you can also start the process and pass the benefit of it on to the buyer of your flat with the buyer picking up the tab and you could reduce the price accordingly) The lease extension should only take a couple of months unless the freeholder is awkward.
    That will obviously give it a 181 year lease and will make it a lot more saleable.
    As a previous post said, if the block could get together they could buy the freehold but that probably won't help you at the moment.
    Whilst it will not increase the value now it will help

    Is there a balcony or some private outdoor space? The floorplan suggests that there is a door leading off the kitchen away from the hall but it doesn't show where it goes.
    I assumed just a sudden drop to the back garden...no, I can work out from aerial photos that there are balconies, so why not mention it, even if it's not all that picturesque? At least show it on the plan.

    WHy no pics of bathroom? That would have me worrying it's a health hazard, even though the rest is nicely maintained.

    Kitchen looks really narrow - can't do anything about that.

    Thanks all.

    I hadn't even noticed there's no picture of the bathroom! No, there's nothing wrong with it at all. It's fairly small but has a bath etc in so I'll definitely speak to them about that.

    Also, there is a balcony. Again fairly small but you can sit on it so I'll get that added to.

    When I was house hunting a few years ago your flat is exactly the type we would look at. Purpose built block, near the station, communal gardens, well maintained and attractive interior. There is nothing obviously wrong with your flat and it is perfect for couples and first time buyers. When we were looking in 2014 those types of flats were very popular. Therefore I can only conclude your issue is the price.

    When i was looking for a 4 bed house people had no issues with describing them as such despite the 4th bedroom often being considerably smaller than your second. One i looked at needed a purpose built bed to fit in the space lost by rising stairs.

    Yours is clearly a bedroom, its got a bed in it with space to the side, so lose the "one and a half" and go to two.

    I think the lack of stairs and counting it out as a 2 bed are your issues. You can at least fix the second one, let people make their own mind up on the 2 bedroom, they may only need one themselves and use the other for occasional friends/family so size wont be an issue.

    p.s. I would also add a pic of the bathroom and change the order of the pics so the block is shown first but i think other than that the pictures are very good.

    FTB are not necessarily wedded to a particular area so long as they can get to the city easily for work and socialising. Against less trendy SE and E postcodes your price point is looking expensive. I've not long moved out of SE7 where you can get a period conversion that's bigger for the same as your asking price. On the border of Blackheath and Greenwich so easily competes on area.

    The estate agent we used originated in your neck of the woods and is currently opening more offices further east, due to higher demand from buyers who are seeking more affordable areas south of the river.

    I too can't see anything wrong with the flat. Has your agent shown it to any BTL investors on their books? When we did get offers for our house all three were buying as various types of investment.
