    OP, West Norwood / Tulse Hill wasn't my sort of area but the price is reasonable for a 2 bedroom flat in London which is reasonable commute into the city. You can't change the location so need to work with what you've got.

    Definitely get some bathroom and balcony images. I know the fireplace is a feature for some (I had one too and hated it!) but could you make more of it? Polish it up a bit - it looks dark.

    Perhaps reorganise the furniture to make it seem more spacious.

    I know someone who has been attempting to sell in SW19 for 2 years with no luck, so don't take it to heart. The market definitely doesn't help but sometimes it's a case of right buyer, right time.

    If parking is available even if it is permit, get it in your advert, we for one use the filter on right move and the likes, and parking is the first box to be ticked.

    Yes but a ground floor flat will always be worth more than a third floor flat, purely for the convenience factor, they'll have had a much broader base of potential buyers! People with limited mobility or wheelchairs, young couples who don't want to end up carrying a pushchair up multiple stairs, elderly people who are downsizing and can't find a bungalow, and just lazy people that look at several flights of stairs and think "nah, don't fancy that".

    Also having found the listing for the ground floor (http://www.rightmove.co.uk/property-for-sale/property-52132596.html for the nosy people) their photos make the flat look bigger, even the kitchen looks marginally less smaller (yours looks like you can't even open the oven door fully). Since they're the same agents I'd be asking for the ground floor's photographer to come and do the same thing with your place.
    What's the premium with the wexy porthole shower?

    I would echo what others have said about the difference in ground and third floor.
    If the ground floor sold at £350k, then I would assume the equivalent third floor version to be around £25 k cheaper. Especially as there's no lift.

  • I think preferences for ground over upper floor flats tend to vary by block. Flats on the upper floors tend to go for more in our block because the ground floor flats do not have balconies and hence no private outdoor space. The upper floor flats tend to get more light as well and some people prefer upper floor flats for security reasons
