Now rent is much much more important than Christmas presents so you will have to explain to everyone this year that you can't give them anything and you will have to not spend anything on yourself.0

If i was your LL I would be fuming and have very little sympathy. You deceived them by lying and therefore potentially put your name to a fraudulent statement.
I have seen examples given on forums like these where police have been involved where someone has lied on their application to obtain a property.
Silly thing to do. I expect the LL won't want the hassle but will still expect their rent.
Speaking up now would probably be your best option rather than accuring arrears.
How different is your salary compared to what you told them? If your only entitled to £13 HB then perhaps you could look at your spending behaviour and work a way to pay the rent over other non essential items0 -

May be beneficial to do a statement of affairs, like an income and expenditure form (many post about these on debt free wannabe forum). As long as you can be honest about your spending you should be able to identify where you can save in order to pay your rent.

There is little point speaking to the agent as you do not know yet if the LL has empowered them to make any decisions on his behalf. If he hasn't then the agent is simply an unnecessary and avoidable obstacle in the way of you reaching agreement with your LL asap.
22k is £1,519 per month 25k is £1,689, a difference of £170. yes that on the face of it is a lot of money, but then again it cannot be impossible to economise by that much for a short period if the LL refuses to allow you to leave.
Where were you going to move to anyway? How do you expect to cut back elsewhere?0
