    Thanks everyone. Mortgage timeline has extended on their page from 11 days to 17 🙄 no point chasing the mortgage broker until this time next week I think. And then I just want to know if the valuation has been booked. On the mortgage board it seems a lot of the valuations are physical ones and most surveyors are booked up.

    On RM another house has come on for 60k cheaper, same area, semi rather than terraced, and is only slightly smaller 🤔 I think it will go quite quickly, but worse case if we are rejected there are properties around. But then will be in a chain and not sure if our buyer would hold on. Moving house is such hard work!

    Must chase the plumber. Again!

    So valuation is booked in for next Wednesday apparently. Spoke to the sales progressor from the EA, she said our buyers valuation is booked in here next Tuesday. Will have to pop the cats in the carrier I think as they require all the internal doors to be open. Memorandum of sales have been issued and all legal paperwork has been received by solicitors, so now it just needs to feed onto us and our buyers. 

    Still in two minds re home buyers survey. Going to wait and see what the valuation survey brings up. Because it's an actual physical survey if there are any huge cracks or big roof problems I imagine it will be obvious! It is dated between 2001-2005 so not ancient, and not new enough to still be having new build issues. EA said the surveyor they recommend is running at a month behind, definitely don't want to wait that long, especially if the mortgage application drags on.

    Exciting times for you DAL. I hope the house buying/selling goes without a hitch for you. My daughter managed the quickest move ever I think in Jan/March this year. 8 weeks start to finish with a small chain and luckily moved in the Friday before lockdown. They had FTB buying their house and the house they moved into was empty so as you have a small chain too it may be quicker than you think. Difficult with the ERC I know the closer you get to October.

    Thanks ES. We have an investor buying this house and the one we are buying, although not empty, they are moving back to mainland Europe. So who knows 🤷😂 but it's possible! Could all stop in its tracks though. Some things just take forever with no known reason when it comes to housebuying. 

    When we bought this house we were in rented and it was empty. Due to awful solicitors it took around 15/16weeks, when there wasn't a need for delays. And when we bought our first flat, that took nearly nine months and it was empty. Our chain when we moved from there was short as we were moving areas to rent and that took around 14weeks. But that was held up massively by the awful managing agents. I think they breathed a sigh of relief when I moved out, I had been hounding them about their uselessness for years! Will never have a leasehold property again. 

    So twelve weeks takes us to mid Oct, if so, we will try and stall until Nov. September would be an 8week move.
