    One week today until completion for us - looong weekend of packing/clearing and now we're just twiddling our thumbs and waiting to move now!

    So, you are 1 week ahead of us. I'm thinking about what we need to keep out after a mammoth packing session this coming weekend - any tips? what have you kept unpacked? i'm thinking just a weeks worth of clothes and really plan out meals to try and empty fridge and freezer??? 
  • Very exciting and scary... should be exchanging on Friday and completing the following Friday 26th, just got the contract paperwork through to sign, and need to get the insurance sorted.  Just hoping Accord don't spend ages doing final checks and slow it all down!

    Nothing much going on here, although my boyfriend announced last night that he had missed a call from the EA on Friday and hadn't called them back yet. Sigh! Hoping it's just a weekly update-type call and nothing disastrous.

  • We hope to hear back from our freeholder on the enquiry this week.  Why the buyers solicitor raised another just before exchange on Friday really confuses me!! We will hopefully exchange during the week, as completion was agreed for week beginning 22nd, but all depending on our freeholder response, save me now!
  • I have a question about insurance...apparently I need to get the policy in place this week, but the solicitor says that the policy must say that Accord have an interest in the house, or something along those lines.  Has anyone has to also do that, and which insurance company would you recommend?

    We were advised to get quotes and for it to start on day of exchange, but of course our exchange date has been pushed back.  So the quote is in place and ready for us to call up to start as soon as we exchange, all remote purchase have 14 days cooling off period where you can cancel/postpone.

    When doing the quote they ask if the house is "owned outright",  "owned with mortgage" etc - I'm guessing when it comes to this section you may be able to give detail (we were not asked)?  We are currently with Direct Line and will probably keep them, as their customer service is brilliant, you speak to a human 95% of the time. (though they sometimes are a little dearer)

    Yes, this is very typical when insuring a house that is mortgaged. You just have to let the insurer know that Accord have a financial interest in the property as the mortgage lender, and ask them to make sure that the policy wording reflects that. You need to have the property insured from the date of the exchange, this is usually a requirement of the lender to protect their investment and you'll need to provide the proof/paperwork. Many insurers will cover you on buildings and contents on your current home, and buildings only on your new home for the period between exchange and completion, with everything moving over on completion day. I recommend Direct Line too, been with them a few years and they've always been great, easy to get hold of by phone or webchat (handy when dates are up in the air!), and I've used their home emergency additional cover a few times lately and the service has been really fast.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
