We have exchanged! The buyers decided not to go with a COVID rider, so we exchanged yesterday. There was a last minute wobble, as the exchange deposit passed up from the start of the chain was less than 5% of the purchase price of the house we are buying. Despite us asking several times since January how much was coming up, and how much was acceptable - we got a call yesterday from our solicitor to say that there was a risk it would fall through as it was so low! But luckily, our vendors have broken the chain - so it didn't matter. Completion date is the 26th March - so time to start packing.

Completing in 4 days.. I'm working surrounded by piles of boxes of things I've been collecting.. one too many trips to Screwfix
what time of day do you complete as FTB? Our solicitor already has our money and the mortgage funds already so he can send the money at 9am on Tuesday.0 -

Will be another sleepless weekend... the buyers solicitors have asked for something from the freeholder, which will probably drag on for another week I reckon, also doesn't help that the buyers solicitors is on annual leave.... why?? everyone knows March was going to be busy!0

Well after trying to exchange for two days and the sellers solicitor messing us about, we simultaneously exchanged and completed today. Changed the locks and secured the property. We then found out the previous owner has not paid the electricity bills so the supply has been disconnected. But that is a fight for another day, we are just happy we have our home. I'd like to join if that's okay! I'm hopefully buying a 2 bed cute little terraced house in Catford, London. I'm a first time buyer, 36, and doing this on my own. I've been saving my whole adult life for this and really hoping it goes through!
Offer 6th March
Accepted 8th March (after a little haggling)
Anti-money laundering checks completed 11th March
Survey booked for 24th March
Waiting for DIP from Metro bank; got one today from Atom which stretched me around £17k too far on the deposit front.... if Metro is the same then I will go to my fallback which is Accord but they have rubbish interest rates (I've got a complicated situation as I'm a contractor and despite a reasonably large income it's a more complicated picture and we're just doing this based on one contract....)
Also waiting for the solicitor's letters so I can fill in and instruct them - they said it would arrive today but it hasn't!

Well we are still waiting. We were told we’d complete this week (simultaneous exchange and completion) but Accord mortgage are basically auditing everything both conveyances have done before issuing funds. Has anyone else used Accord Mortgages had this? Our solicitor was NOT happy about this as there’s now a minimum 7 working day period for Accord to review all the work, meanwhile we are all packed and have been all week.On top of that is the worlds most frustrating buyer, who has cut our internet off this week by setting her own up so I can’t work and have to take annual leave, has had workmen sent to my house despite not even having exchanged yet and has had all her mail redirected here and expects me to take it to hers constantly. Losing the will to live. I had to sit in all day yesterday with 2 toddlers to wait for a workman she said was coming who never showed up, she didn’t even say thanks!I’m more excited to complete just to be done with them to be honest. The magic of the house has gone now it’s dragged on so long1
