accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

Our buyers and their solicitor keep coming back with more enquires! Our solicitor said "its the most enquires I've had on a conveyance ever!"
We are middle of chain and our seller is moving to rental to break the chain as they had problems with their onward purchase, but we are all ready. The buyers were the ones who said they want exchange and complete before end of March, and set exchange this week, but their solicitor has come back with one more enquiry we were told yesterday..... breathe....0 -
I'm about 3 weeks ahead of you, although we have been slowed by ID check complications and a language barrier. We're also in the middle of a double chain of three, but you can see my timeline so far below. We're currently still waiting on both sets of buyers' searches to come back, due mid and late March, and for our solicitor to deal with enquiries from one which were lost in the post. I have heard nothing since. I asked solicitor 2 weeks ago for update and was told they are waiting on deeds being sent from vendors solicitor and they will review once received.
The vendor has found a house and there is no chain on their end. We are FTBs so no chain either. Thanks for any input.1 -
i know!! similar here! in early jan they wanted to complete in 2 weeks and then said maybe 6 weeks is more realistic. then 13 weeks later they are questioning why we want to move 'so fast'. grrrrrInsomniac101 said:

I really feel for you!! I was the same this time last week - but it was my solicitor continually asking more questions. Hopefully yours have responded quickly so you can get this show on the road.Insomniac101 said:@parkingadvice1212 sounds about right with how slow this has all gone in the last month, though we did hear that our buyers solicitor emailed to clarify something yesterday?! When they were the ones rushing us to exchange and complete 🤦♀️ We and our sellers are ready, the sellers are packed and ready to go into rental to break the chain, we are packing.... and looking for removers, but we can’t book the removers till exchange with confirmation of completion date.1 -
Hoping they stick to exchange by end of this week, we have asked for another week before completion though, they asked for completion week beginning 15th, but not possible as we haven't been able to book removers, and also with no set date impossible to book removers. Well after 7 long weeks my searches came back yesterday with no issues. My Solicitor requested the mortgage funds from my lender yesterday at 4pm, and they have been cleared today. So exchange and completion day tomorrow
I don't think I'll be sleeping tonight......

The chain has decided on a completion date! Not long to go now - hoping for a smooth process over the next week or so.

Got a call about five minutes of wittering online yesterday to say we'd exchanged! Completing next wednesday, what a relief.
Finally feel safe to start packing!

To those mentioning rentals and van sizes- we sold early last month and had planned to move into rental but couldn’t get a rental after weeks of looking- ended up moving in with family. We have pets that made it so much harder.We hired a man and van who had a 3.5 tonne Luton and I panicked it wouldn’t be big enough for our 3 bed house. We ended up getting rid of so much stuff. Turned out we could’ve fitted a lot more in. We had 2 large sofas, double bed, king size bed, living room and bedroom furniture plus a load of bags and boxes and still had loads of room. We got rid of all white goods and dining table set as they’d seen better days but to be honest it all would’ve fit but the guy I used was a pro at packing the van, I probably would’ve have fit it all in if I’d packed it myself.0

16.2.21- after some chasing we finally received the forms from the solicitors by email to fill in to get things started
22.2.21- visited solicitors office with ID, initial payment and signed forms (earliest date we could get as by appointment only understandably due to Covid)
22.2.21- broker submitted full mortgage application
26.2.21- mortgage offer received (desktop valuation was carried out)
Now anxiously waiting for some sort of correspondence from our solicitors and have requested another viewing to remind myself what the house looks like and start measuring up and also to consider if I want to arrange a home buyers report or not (house was only built 3 years ago)
2.3.21- chased solicitor to make sure they’d started conveyancing as we hadn’t heard a thing
4.3.21- solicitor letter received confirming content of my mortgage offer
4.3.21- solicitors applied for searches, 40 working day turnaround apparently in my area (sob)
8.3.21- received property information form, fixture and fittings form and land registry plan. Solicitor letter said lots of paperwork was missing so they were waiting to receive that from vendors solicitors.Now just waiting...living with family and desperate to have my own space again but despite no chain either end it looks like it’ll be a while0
