  • Solicitor emailed to say she chased vendors RE management pack on 8/1. Been waiting since nov for it.
    I looked at the title on land registry and called the management company just to ask how long it should take. They said they could check for me, so I gave address and they said that the vendors only enquired about purchasing the pack in Dec, and they don't have record of them purchasing it yet!!

    My offer expires in March, and this news has kind of killed any hope of getting the move done before I get kicked out of my rented place.

    Should I chase my solicitor again telling them that they haven't even purchased the pack yet? this is the only thing we are waiting on, everything else is done.

    Unless your LL has a court order you don't have to move anywhere.
    ...this is the only thing we are waiting on, everything else is done. 
    Except from all of the enquiries that your solicitor might need to raise after reading it. It may even be a no-go from your lender depending on the contents.

    Yes you are correct about actually receiving the contents of the pack hahaha

    Back to the date we started this process.. March 2020! A house we ultimately lost at best and final offers and the first of 4 properties we went for!

    For the house we eventually went for
    9th October - Viewed House
    10th October - Offer Accepted
    *Lot's of delay waiting on Survey and re-negotiated price due to down valuation*
    26th November - Searches requested
    6th December - Searches received
    9th Decmeber - Mortgage offer received
    12th December - Addition enquires, 2 addition searches requested
    6th Jan - Enquiries all sorted, seller requesting completion date ASAP

    Solicitor has today requested Skipton Lisa funds and proposed our completion date for Week 25th Jan. Subject to this being agreed (can't see it won't be, our seller is very pushy!) we'll hopefully be done and dusted with our first house.

    Very thankful to be purchasing a no chain property at a time like this!

    Our solicitor should now have received the replies to the enquiries from the vendors. So I'm hoping we can arrange a day for exchange/completion today!

    Yesterday my solicitor called and said that they have rearranged completion for 22nd and she will request the withdrawal of funds from our mortgage provider. Does this mean that all parties have agreed to the 22nd or is my
    solicitor just being proactive? 
  • How long did it take for some of you to get a completion date organised after you got your replies back for enquiries? Apparently my solicitors got them back on Monday last week and we still haven’t signed a contract yet. So stressful as my partner is stuck renting from a friend and I’ve heard that they haven’t been making it easy for him, so the sooner we get in the better!

    Maybe because there is no "date for exchange".  Only a date for completion, which has to be agreed by everyone only when all parties are ready.

    You might be ready, but is everyone else in the chain? We signed and returned our contracts back in the middle of November, and yet here we are, still waiting for the people at the top.
