The other day my sister said “wouldn’t a group WhatsApp be better” 😂 I’m starting to think she was right. Imagine if we could all talk as a group and set exchange completion dates etc....it would feel soooo much easier. We have a new proposed completion date on Wednesday 20th after the estate agent at the top put pressure on the solicitors. Really hoping we exchange this week so we can prepare over the weekend...pack what is left sort the kids out maybe print of some of their home learning so they can keep going while we move...a little too optimistic maybe 🤔

    • 22/08/20 - First viewing - fell in love but we'd only seen 5 houses by that point so wanted to keep options open.
    • 27/09/20 - Second viewing, which confirmed our decision that the house was the one for us.
    • 28/08/20 - Offer made, a bit of back and forthing and final offer accepted.
    • Then we had the bank Holiday weekend, awful timing!
    • 03/09/20 - Mortgage application submitted via broker
    • 04/09/20 - Solicitors formally instructed
    • 14/09/20 - all documentation finally sent to solicitor (We had to wait for a few bits and bobs like a gift letter etc)
    • 17/09/20 - Mortgage approved
    • 23/09/20 - Solicitor confirmed we were happy with mortgage offer.
    •  Got a call on 01/10/20 from the estate agent of all people who advised that the sellers had forgotten to complete a piece of paperwork and the sellers solicitor was just sitting on it.
    • 02/10/20 - Homebuyers report and contract pack received, enquiries raised by our solicitor. Searches commenced.
    • 19/11/20 - Searches FINALLY back
    • 25/11/20 - told by estate agent that our solicitor had received the responses to the final enquiries and had them on her desk.
    • 9/12/20 - Upon chasing, turned out there was in fact *still* one enquiry outstanding.
    • 14/12/20 - Told all enquires were back. At this point my solicitor was on medical leave so we were dealing with her assistant who said she would try and get the report out to us before Christmas. (Spoiler...she did not.)
Finally got our report, contracts etc to sign! Fingers crossed smooth sailing from here and not too long either.

Don’t understand why our solicitor can’t just give a date for exchange? We’re “ready to progress to exchange” but no date.
Maybe because there is no "date for exchange".  Only a date for completion, which has to be agreed by everyone only when all parties are ready.
    There is no chain...
Presumably you also have a seller - that's you and the seller in the chain, together with a lender and two solicitors.

So tempted to ring my solicitor to see if she's read the vendor's replies to the enquiries, and whether we can now look at completion dates. But I know this will just delay her, so trying to be patient!

Another week gone, apparently still awaiting a document from the Vendor's solicitor even though they said it was sent just before Christmas. There's been no progress in 6 weeks so I'm getting a little worried.

I feel your frustration. We had an offer accepted on a house at the beginning of November and still haven't received anything from the vendor's solicitors, despite chasing.

How long did it take for some of you to get a completion date organised after you got your replies back for enquiries? Apparently my solicitors got them back on Monday last week and we still haven’t signed a contract yet. So stressful as my partner is stuck renting from a friend and I’ve heard that they haven’t been making it easy for him, so the sooner we get in the better!
Can't help regarding how long, but we were told ours came back yesterday so also keen to know the answer.
I suspect it'll be down to how many enquiries there were and whether they have to sent follow up enquiries, then I think they have to collate everything to send over to you.

Fingers crossed for you though, I'll be looking forward to hearing you have a date 😁

What do you guys make of this? Worrying as my vendors are currently looking for a rental, and was hoping to move this month/early next!

I can see face to face property viewings being stopped but moving house will be difficult to justify with the stamp duty holiday ending in March. If they were to stop it then they would need to extend the holiday and that’s something they really don’t seem
    to want to do
