    It's so frustrating, isn't it? We offered on "our" house at the beginning of July and have just found out our buyer's mortgage offer expires at the beginning of January, with the top of the chain faffing about not ready to Exchange yet, even though they said they'd move in to rented. I don't hold out much hope for this not going completely wrong. The annoying thing is the road has had several similar properties up for sale since we put an offer in on this one, including one chain-free.

    It probably doesn't help you at all, but honestly, you are not alone. I'm just back from emergency hospital appointment this morning for condition which started 2 days after our vendor pulled out on 18th (for the 2nd time). Have to go back on Friday.
    The accompanying migraine headache is taking its toll and I'm convinced the stress has brought it all on, but it is out of my control, so I'm just getting through as best I can.

    Oh, I'm sorry to hear that! I'm exactly in the same boat - offered in August, thought I'd be in by now but... nope. I feel quite helpless; I don't think there's anything more I can do, now, except wait. There's nothing I can do: it all rests on the vendor's solicitors getting back to mine.

    It'll all be worth it in the end: I hope you can look after yourself this week.

    It really is an emotional roller-coaster! I didn't used to get why people said moving house is up there with illness and death for stress, now I do!
    Don't let it put a negative on the purchase though, it will all be a distant memory a year from now. 
    I offered in July and have just exchanged with completion for this Friday. I had in my head it would be quick as no chain but I realise I shouldn't have had expectations and that would have been easier

    After feeling like progress was being made and discussing potential completion dates, everything has slowed right down, still no confirmation of two outstanding items being resolved further up the chain. After reaching out to the EAs end of last week and this week, there is no update but just that they have simply mentioned they have left VMs and chasing up the chain. 
    I feel your pain.  We were supposed to exchange on Monday and discovered that there are two outstanding issues that no one had told me about....EA says he has left voicemails, solicitor just isn't even bothering to respond to my email as too busy and meanwhile i've lost me removal deposit!!
    And i still don't know when i'm exchanging, let alone completing! Agghhh!

    Hopefully it will all work out in the end. We found out late Wednesday afternoon that our planned exchange with completion on the Friday wasn’t going ahead. That was in October and we have now exchanged. It was a stressful month though as the buyer's solicitor wasn’t talking to anyone.

    My experience is that it isn't the solicitors. It's never the solicitors. It's always that somebody isn't ready, or is having cold feet, and they blame the solicitors.
    No reliance should be placed on the above! Absolutely none, do you hear?
  • So... we have fought tooth and nail to get our legal side over the line for completion this Friday due to it being the last day this year our chain can complete on. Our solicitors have been trying to contact our buyers solicitors to reconfirm their position since Friday last week with no avail, we have chased, chased and chased only to find out our buyer are refusing to give their solicitor authority to proceed as they don’t “understand the answers to enquiries” - our EA called the buyer and said is there something we can go through together to help her understanding and she said no.... what the hell? I am honestly fed up with this all, do people really just stroll through this process not giving the purchase any second thoughts until it is about to become a reality? Our house is pretty standard, god forbid if they actually purchased a house that was complicated legally...

    Simmilar here, everyone is ready and trying too exchange. My sellers are not instructing the solicitor. Why? I chase the agent who tells me they will do it in the morning. A whole day passes and still my solicitor reports the seller's solicitor is still waiting on instruction from the seller.
    I call and leave messages asking what is going on. I am being chased by my buyer. Finally at 6pm I get response that the sellers are waiting to clarify something with their bank re portering their mortgage (they are not in the chain), that our sale is not in question and that they will instruct tomorrow and we can exchange tomorrow, Friday latest.

    Are they kidding me?? They had all this time (2 months) to check this and now they check it on the day of the exchange?!

    Or are they getting cold feet?

    I really sympathise with you! We also offered in Aug and were expecting to be in now as there is no chain. However we are still waiting on the seller's solicitor to respond to enquires that were raised well over 2 months ago - some of them are extremely basic. It's exhausting and we're now in a state of limbo not knowing if we should get ready for Christmas or not.
