I've been waiting for the local searches to come back for a month now, and there's still no sign of them.
How common is it for the searches to lead to further enquiries?0 -

Joining in and here’s our timeline:
26/06 - Offer accepted, submitted full mortgage application and instructed solicitor.29/06 - Uploaded documents, took a week of chasing up daily!
01/07 - searches requested
07/07 - Offer by text received subject to valuation
08/07 - Called to chase valuation, had already been carried out remote and got full offer!
21/07 - Home buyers report carried out, no major issues found.
22/07 - transferred deposit in tranches and signed Contract ready for exchange once searches come over.
23/07 - search report returned
24/07 - Exchanged contracts! 🎉
31/07 - Completion date 🤞🏽😅🍾Would be 5 weeks in total! Lots of frequent chasing up with the mortgage lender and conveyancing to ensure things were progressing! Paid off as we’ve managed to meet the vendor’s condition of end July completion!Good luck to everyone still waiting to exchange! Keep chasing and escalate if necessary to get things moving quicker!2 -

We’re a chain of 3. So far...
3/7 offer made on our house and we made offer on a house, all accepted same day
4/7 broker appointment
6/7 solicitor instructed7/7 dip submitted
14/7 mortgage application submitted
15/7 finally able to send instruction pack back to solicitor due to slow answering questions
16/7 chased by chain due to no contact from solicitor, complained
17/7 request searches to start
21/7 mortgage approved pending valuation
22/7 another complaint this time from agent that solicitor not replying, further complaint
24/7 Full offer of mortgage
so will see what happens next. Solicitor peed off with complaints but seems to have lit a fire under them. We need to complete before end of September as our buyer will have no home then. We are ahead of her with our mortgage application though.
How long did everyone wait to get their ID back? It’s been 1.5 weeks since we sent ours to solicitor.0 -
I I sometimes think that agents complain about solicitors holding things up to show to other parties in the chain that they are doing something. I sold my dad’s bungalow a couple of years ago when and the buyer used the same EA. One day I popped into the EA to say I’d had the boiler serviced and asked if there was anything else I needed to do and was assured everything was going smoothly. The next day they rang me up to say the buyer was contemplating pulling out because things weren’t going quickly enough and my solicitor was dragging his heels. This was the second week in January and we accepted the offer at the end of Nov.0

Joining this thread - hopefully this is the right place? Buying in Scotland if that’s important info to include.
Here is my timeline:- Jan 20 - viewing on property and submitted note of interest. Closing date set, submitted bid. Successful!
- Feb 20 - mortgage approval. Assigned conveyancing solicitor. Completion date set for end March
- March 20 - Solicitor waiting for sellers to send Title deeds, they may be lost and need reconstituting (not sure if this is the correct term). Starting to get worried.
- June 20 - Sellers contact to re start process! new completion date set for end August.
- Lockdown - solicitor advises sellers want to postpone due to uncertainty (understandable).
- July 20 - Still no Title deeds. Starting to get worried again!
Here’s my question, am I worrying unnecessarily? If so, when should I get to the point of worrying - I know we still have 4 weeks left at the moment which is probably plenty of time?0
