Sooo close, almost there! Solicitor rang yesterday to tell me that the deed of variation has been approved! All is needed now is for the deed to be sent back to the sellers solicitor for signing and to be faxed to my lender for approval
Once both of these have been done its time to set an exchange/completion date! Going for the 3rd August as I have a week booked off work
Eeeek I can almost taste becoming a home owner!

I've picked up the (?maybe final?) pack of paperwork from my solicitors office including the deed, the TR1, all that jazz! Seems very scary and exciting. Partner and I need to go over all of it tonight and pop round to a friend's so they can witness everything.
This feels like we must be coming near setting a date but I still haven't heard anything from the EA regarding how things are further up the chain.
Also thank you for everyone's comments on my earlier post. It has definitely helped calm my nerves - it's an ideal house in a lovely location - definitely feel like we have found the right balance of ready to move in to but easy to put our own stamp on. AND with the garage conversion making a second living room we are trying to think of it more as a four bed than a three bed (the thought is that will become a home office / spare bedroom) which definitely makes us feel like it is money well spent as we'd have to increase our budget by another 30k+ to get a 4 bed. Basically even if we were to see ourselves in negative equity for a bit, this house should last us a long time. I can't really see us moving unless we actually wanted to leave the city.0 -
Glad you’re making progress @KPyro does all that stuff have to be a hard copy? If i does I’d rather drive down to the solicitor to get it in person than wait 3 weeks for our postman.This is the response I got from the housing officer this morning..
Our solicitor has made contact with your solicitors yesterday and asked for approval of the Transfer. Once approved, we will be in a position to propose a completion date. Please note we only complete on a Monday, and you will need to clear the rent account balance (if any) prior to completion.
i don't want to get too excited but have just paid this weeks and next weeks rent now so it’s in a +balance on Monday even though I know it’ll still be a while more fingers crossed we’re moving a little bit in the right direction.Mortgage started August 2020 £69,700

Yes it's all hard copy but our solicitors office is literally around the corner from where we live now so I just popped out at lunchtime to grab the paperwork - there and back in 10 minutes. Will get it signed tonight and walk it round to the solicitor tomorrow lunchtime most likely!0 -
Yeah I’m buying off the housing association so monday is rent day and they charge in advance. I’m in Liverpool and my solicitor is in Stoke so it’s a good hour or so drive but I’d drive across the country if it meant completing any quicker!If there’s one thing I regret it is getting an online non local Conveyencer... I just took the recommendation from my broker but never again! Its 90% the sellers sides fault for the delay but mine aren’t exactly on the ball either.Mortgage started August 2020 £69,700

How long do you normally wait to hear from your solicitor? I feel now I've instructed her she is taking her time, I would've expected replies within the day but it's now been two days.0

Mine replies about weekly. I am so so peed off. Called yesterday after receiving the email off the HA and she said she’d get back to me in the afternoon once she had read the documents.Still no reply today so I have just called and they done the ‘sorry I can’t hear you’ trick until I got a cob on and put the phone down. So I called back after typing the last post and managed to get through. She said she was finishing my file today to get it in the post for me to sign everything. Ive just told her to leave it in the office and I’ll drive down Monday morning and sign it all. I cant wait! Hoping completion will be able to be set for next Monday or the Monday after then.Mortgage started August 2020 £69,700
