    @TWIGLET1234 Similar situation here- we’ve been ready to exchange for 2 weeks but after EA spending months saying the vendor’s onward purchase (an empty house) was all ready to exchange and they were waiting on us we found out that actually, there was a missing search on their purchase so oops, they’re not ready yet. We wanted to exchange/complete Friday but that’s not happening now and have no date yet. We’re so frustrated as the missing search is something super basic that should never have been missed out in the first place! Solicitor fail. Our solicitor is being great at chasing to get updates so we can get a completion date ASAP.

    It’s personal choice. We asked the solicitor to do searches while the mortgage application was in progress- it certainly sped things up from our side. We waited until we had a mortgage offer to do a homebuyers survey, though.

    @anerise We were set to try again today but now been told the vendor solicitor does not even have signed documents yet! !!!!!!??!! I'm so over all this now. Pretty poor

    I wonder if this would've even been an option for me as I am getting the survey through the lender. They've already charged me for it. Now I'm worried!

    We only got the mortgage offer first because it didn't cost us anything and was something we could get a move on while we waited for the vendor to find a house, we didn't instruct the solicitor until we had everything in place cos we didn't want to pay the deposit to the solicitor if it then took another 6 months for our vendor to find anything. I actually felt weird once we did get to instructing a solicitor because everyone else seemed to do that at the same time as putting in the actual mortgage application and it felt like we'd done evrything out of order!


    Different journey for everyone I guess?

    Thanks - well if this for some reason doesn't go through then at least I'll know next time. I am also slightly worried as I don't know the seller's situation. I know they had found a house and they had a buyer before who pulled out (I think they couldn't get a mortgage). But I am not sure what the position of the chain is. Reading this thread I feel like I should've found out more before putting in the offer. My wait has barely even started yet and it's already giving me tons of anxiety

    I wish we hadn’t waited for our offer before we instructed solicitor as he is so slow to respond to anything! On the plus we have been told today that the sellers are ready to exchange this week with a completion date of 14th August!!  Just need our solicitor to pull his finger out and stop ignoring emails now!!

    Everything just takes so long doesn’t it! Finally the vendors solicitor has done the draft contracts. 6 weeks we’ve been waiting! Now the solicitor can do something with them, it’s held up the whole buying/selling process. I hoped to be in end of August (Offer accepted start of June) but looks like that’s a complete fairy tale now! 😖
  • Glad I found this thread as I'm currently waiting for the long wait to exchange to be over. I'm selling my late father's property and it is being bought by someone who is purchasing it for a second home/their daughter, with nothing to sell. So there is no chain involved and all searches and survey are complete. The offer was accepted on 3rd June so we are now in week 7. The buyers solicitor told my solicitor on 10th July we should be OK to exchange the following week (week commencing 13th July) but following a few more enquiries during last week (including the buyer trying a last minute renegotiate on a few areas), we're still waiting. 
    Have been chasing the EA and solicitor for news, but the wait goes on. Each day seems like an eternity waiting for some good news. I'll be so glad when this is all over and can't start the next chapter of our lives.

    I’m in week 23 of Conveyancing and I’m still here. Sellers solicitor has reverted back to not responding to mine at all. I called the woman at the housing association that deals with the right to buy and told her I am absolutely livid with the wait and am set to lose my mortgage offer if I’m not completed by September as well as losing £3000 in fees that I’ve already paid out. I might be a record holder on this thread at this rate!
