    7th July and I'm told all enquiries have been satisfactorily responded to by all parties, legal work is complete
    8th July unexpected £15,000 tax reduction!

    Now just negotiating exchange and complete dates. No big problems along the way so far. Fingers crossed no big hiccoughs.
    Should be exchanging today! Getting leave isn’t impossible so completion date is for 17th of August. Not worried about risk of lockdown as moving into a vacant house and I’ll move us on my own if I have to!

    So maddening, I was hoping to be exchanging and completing on July 24th as that was the provisional date on the paperwork  but its now all up in the air.  Its a cash sale for the seller so no waiting for mortgage etc. There is no chain, we have sold ours and are living with my sister till the move, our seller is not buying another property, the sale money is to be distributed amongst the family so no one else holding things up. All survey, searches and paperwork done and all ok. House is empty due to bereavement and the daughter selling it said she wanted to complete asap when we put our offer in. 
    Contacted our solicitor yesterday and he said he is 'waiting for their solicitor'. Apparently she cant give a confirmed time when she will be able to get the house emptied due to being 'busy'. We are buying the white goods and a lot of the furniture so there cant be more than a weekends work to shift stuff. So annoying that that is what's holding us up. Im now unpacking things I thought I wouldn't need till after the move. lol. I was hoping to get the whole place decorated, garden sorted etc before we lose the summer nights but I shouldn't have counted my chickens!

    My solicitor has told me he is ready to exchange and asked me for a desired completion date. I said "as soon as poss" so it will be the seller who decides this depending on how much time she needs I guess.  We've sent all the money, forms and just sent emails with authority to exchange. The seller solicitor has been very slow up to now. What are the chances we might exchange today? Will the seller have already signed her contract etc?

    My solicitor has told me he is ready to exchange and asked me for a desired completion date. I said "as soon as poss" so it will be the seller who decides this depending on how much time she needs I guess.  We've sent all the money, forms and just sent emails with authority to exchange. The seller solicitor has been very slow up to now. What are the chances we might exchange today? Will the seller have already signed her contract etc? 
    It totally depends. We got to the ready to exchange point...and then it turned out the sellers solicitor hadn’t done a specific search needed (!) on their onward purchase so we’re stuck until that comes back. Hopefully your sellers has all their paperwork ready. And obviously if you’re exchanging/completing same day mortgage funds need to be in place too (if buying with a mortgage.)

    There's no onward chain so hopefully nothing like that will come up. Also, not exchanging/ completing same day. I guess I need to find a little bit more patience and put it in the "something I can't control" box

    16th July - Valuation and survey

    16th July - Mortgage approved


    I’m just waiting for the HB Report to come back tomorrow but been told that he’d call if there was anything to be aware of. House is great condition so I don’t expect anything at all to be flagged. Not sure how long it now takes to get to exchange? I’ll be signing the contract (not dated) and sending over the deposit tomorrow so that the Solicitor has it ready.



    Plenty of queries going through now as the home buyers report has discovered that the boiler and electrics have been installed without the correct certificates and paperwork which are non existent. Now having to get an electrician in to check the electrics - looks like they’ve renovated the house yet didn’t change any of the wiring except for the box (which also doesn’t have any certificates of work). Sigh. 
    Always find comparables. You can ask, but you won’t always get what you want. 

    House prices are now falling as they were in 2008… A correction is happening - Jan 2023

    18th June - Mortgage offered
    22nd June - Solicitors engaged

    Still waiting on surveys, draft contracts, other fun stuff. Seller's solicitor can't find the documents that the seller uploaded to their website for them...
    Save £12k in 2025 #33 £2531.77/£5000 (If this carries on I might have to up my target!)

    2nd July - mortgage valuation
    3rd July - Down valued, renegotiated and mortgage application amended
    10th July - searches instructed 
    14th July - building survey conducted 
    16th July - formal mortgage offer.
