    One of the issues is that the conveyancer never sees the property. He just goes by the land register. He might compare that with the estate agent particulars, but really it’s  up to you to check that what you think you are buying is correctly represented in the documentation. So, don’t just check the contract but the land register too.

     The contract is quite short as the details are in the land register, the fixtures form, the TA6, and the standard conditions of sale.  You should read the lot very carefully.

    Sorry to ask perhaps what is a stupid question but... those documents you mentioned in your last sentence; do they come with the draft contract to read through and analyse? I have read off many that you need a few large cups of coffee whilst reading through it all!

    Usually they are sent to you as part of a title report from your solicitor. This will include everything they know about the property with copies of all of the official paperwork. There should be a written report with these documents explaining clearly what they mean and highlighting any particular things to you so you are fully informed.
    Even though the solicitor highlights and explains parts of it to you, you should still read the entire thing. If you find anything that you are unsure about and it isn't explained, then you must ask your solicitor. This forms part of the enquiries that goes back to the seller. Your solicitor will have already made preliminary enquiries based on what they've found out.
    The key is remembering what others have said previously, your solicitor hasn't seen the property in person. So if you noticed anything that isn't mentioned in the report, then make sure you make your solicitor aware of it.

    Well i joined this thread in February when i got the mortgage offer and im still here. I blamed my solicitor at the start for being slow but its really the Housing Association I am buying off are just not doing anything. 

    I waited until around 17th may for the draft contracts to be sent and when they finally came they didn't mention the alleyway so they had to be sent back. I finally got an email off the HA this morning saying they've sent the amended paperwork to their solicitors so we’ll see how long that takes to filter through my solicitor then to me. All searches are back. HTB isa is closed and i have the closure certificate good to go.

    Wow you have been here since Feb?!?! How are you not pulling your hair out after all this time!
    Its great that you got the draft contracts in May, just sucks you had to send them back for amendment :( Out of curiosity, what is the draft contract like? My conceyancers are just finishing up with my queries and then my contract will be sent across to me. It is massive? How do you know if something is missing, like your alleyway for example? I'm a FTB and I love researching, but there are only so many answers I can find from google!
    I am lol! I almost gave up a couple of weeks ago but i suppose ive got this far! I never got to see the first set of contracts. My solicitor sent me a pic of the land registry and said there is a  potential shared walkway to the property and next door and i said we have our own walkways but a shared alleyway which resulted in the contracts getting sent back. 

    I have had all the searches back, they were quite long but didn't bring anything up and as I've already lived here for 8 years i know what I'm getting into anyway. 

    I understand exactly what you mean about being a ftb im constantly googling everything and read through pages and pages of this forum trying to find out what to expect.

    FTB slightly overwhelmed doing it alone 😅

    04/06 - offer accepted 
    05/06 - mortgage application submitted
    11/06 - chain complete (3 houses) 
    11/06 - solicitor instructed 
    17/06 - valuation done and all fine
    25/06 - draft contract received and searches instructed 

    Feeling slightly apprehensive as I still haven’t had a mortgage offer though broker says it should be coming next week... feels like a long time! Also have been told that searches are around 8 weeks, is this realistic?! On my councils website they have said 5-10 working days, slightly confused. Hoping to complete by end of August.

    Here is our timeline:
    16/05 - viewed house and put in offer 
    19/05 - offer accepted
    20/05 - full mortgage application submitted
    20/05- solicitors instructed 
    02/06- solicitor advises that they can’t proceed with the purchase due to it being a back to back sale
    03/06 - different solicitor appointed
    04/06 - draft contract received by solicitor 
    09/06 - mortgage offer received
    09/06 - searches instructed
    17/06- emailed solicitor for update and told we are waiting on searches and will be up to 10 days

    i am the most inpatient person ever and hate waiting!! Hoping to complete mid August!  

    We’ve received an email off our solicitor on Thursdays to say he has had all of the searches back and has raised some enquires with the sellers solicitor. EA has just emailed to say that the sellers solicitor is aware of the enquires so the waiting game continues!!

    Hi! Moving to this thread as we've now had our mortgage offer. 
    FTB timeline:
    Offer accepted on house: 29th May. 
    Full mortgage application: 9th June. 
    Valuation: 23rd June. 
    Valuation approved: 25th June.
    Mortgage offer: 27th June. 
    Now waiting to exchange. All searches have come back fine from solicitors so we're hoping to exchange this week!

    We’re still waiting for the sellers solicitor to do the draft contracts. We’ve had the searches back all ok, mortgage offer all ok but the sellers solicitor seems really slow. My solicitor has been chasing but still nothing. We had offer accepted and solicitor instructed 4 weeks ago tomorrow. So frustrating when you’re waiting on the other side!

    Same issue here but my solicitor does not want to start searches until he receives contract pack. Makes me feel nervous! Have you asked the EA to get involved? I have and he clams to have chased but still nothing. Our offer was accepted 28 May and the legals haven't started. No chain transaction and could have been quick!
