I always get nervous if there's an unexplained hold-up. It could just be some minor issue, or it could be more fundamental, like: The seller has received another offer. The seller isn't actually chain-free. Executor sale and they don't have probate. Endless possibilities. I'd be threatening to walk away.TWIGLET1234 said:
Same issue here but my solicitor does not want to start searches until he receives contract pack. Makes me feel nervous! Have you asked the EA to get involved? I have and he clams to have chased but still nothing. Our offer was accepted 28 May and the legals haven't started. No chain transaction and could have been quick!kasqueak said:We’re still waiting for the sellers solicitor to do the draft contracts. We’ve had the searches back all ok, mortgage offer all ok but the sellers solicitor seems really slow. My solicitor has been chasing but still nothing. We had offer accepted and solicitor instructed 4 weeks ago tomorrow. So frustrating when you’re waiting on the other side!No reliance should be placed on the above! Absolutely none, do you hear?0

I have asked the EA to chase and they say they have but the sellers solicitor seems really slow. There’s also no chain for me either so really hoped it would all be quick. I’ve sold my place to a cash buyer and the place I’m buying is empty as the owner has already moved on.TWIGLET1234 said:

Yes the waiting is horrible but I wouldn't mind so much if I at least had some idea of dates. If we could agree a completion date of end July then fantastic, but if it wouldn't be possible until end August then great too...at least we'd know! it's just this limbo period of wondering when it will be and what's happening (or not happening).kasqueak said:

Well it will be 20 weeks tomorrow since I started the legal side with mortgage offer already in place.
Ive called for an update today and it seems my solicitors have the valid paperwork from Halifax and the amended contract so we’ll see how long it takes from here. She was actually really apologetic today for how long its taken and said she’s chasing it as a priority.
Good luck for the rest of you. I was obsessed with it the first few weeks and every day felt like a month but as of approx 13 weeks I basically gave up hope because it was stressing me too much thinking about it all the timeMortgage started August 2020 £69,700
Mortgage ends Aug 2050 MFW: Aug 2027

Email from my solicitor saying that they're expecting the searches back at the end of July. If that's true, they'll have taken 5-6 weeks! I'm crossing all of my fingers that the searches will be straight forward and won't raise any additional queries.
I can't believe I'd been hoping to complete by the end of this week. It's more likely to be the end of August at this rate.0

Thought I would join in as I have nothing else to do but twiddle my thumbs waiting for something to happen 😂
FTB, 80% LTV & no chain
20th Feb: Viewed flat for the first time
22nd Feb: Second viewing and put offer in
 23rd Feb: Offer was accepted
 24th Feb: Solicitors instructed
28th Feb: Mortgage application goes in
 2nd March: Valuation
 4th March: Searches paid for
 11th March: Mortgage offer received
12th March: Homebuyers survey take place
 **Lockdown happens**
23rd April: Water and environmental searches come back. Find out local council has stopped all searches due to Covid19 😯
5th May: Receive TA10 and some other forms. Find out that management information pack still hasn't been received from the sellers solicitors
29th May: Finally get management pack and lease to read through and enquiries are answered
1st June: Receive draft contracts in post
5th June: Hallelujah, the local search comes back after 3 months!
22nd June: Solicitors receive my signed contracts and send my LISA declaration to Newcastle Building Society
24th June: Newcastle Building Society call me to confirm I want my LISA account closed (god bless 'em, they are the only ones moving at any speed in this process!)
So 20 weeks and counting so far! Hoping to complete on the 22nd July. Thankfully my rental contract doesn't end until the start of August so the delay has worked out well for me financially but not so much on the stress/patience side. I have looked at the listing and photos I took at the viewings so many times now - it is like when you say a word over and over so many times that it loses all meaning. I'm like yep....this is my dream that I have been working towards for so long, should be super excited but now I'm just like, hurry the %$@! up! 😂

Feel the same! If you had a date of when it might all happen it at least gives you something to go on. Right now it’s just a total unknown. I’m too scared to even start having a clearout in my current place as I don’t want to jinx anything!TWIGLET1234 said:

That is a long time for the searches. Ours took a week and that felt like a lifetime lol!kjelyse said:Email from my solicitor saying that they're expecting the searches back at the end of July. Still where I was a week ago with my solicitors. They have only just started reviewing the pack sent across by the vendors solicitor to raise queries. When I rang on Friday late afternoon for the weekly update, I also asked about when and how to apply for my LISA funds to be released... this particular lady said she didn't know what forms were needed to do this as she hasn't dealt with a LISA before.... brilliant. So me being me, I trot off online to Skipton Building Society's website, download both my form and the conveyancer's form, fill mine in and email them both across to her. Have requested that she fill in their form and send it all off so my funds are ready and waiting upon signing of the contract. Doing half their job at the moment!Debt Remaining: £8,781.53
