House prices are now falling as they were in 2008… A correction is happening - Jan 20230 -
Feel like the end is in sight so thought I would jump in. We are FTB with a 90% LTV from virgin (should be finalized this week) no chain either side. Temporarily moved in with dad to save. Am due our baby girl 01/09 and I am so ready to move out of dads house so I can nest properly and get a nursery ready!30/05 Viewed house. 1 hour later the seller drops his price 5k to put some pressure on us31/05 Pressure worked! Offer put in and accepted within 30 mins1/06 DIP2/06 Full application and solicitor instructed5/06 P60 requested because partners wages all over the place (1 month with loads of over time followed by 2 months furlough)7/06 Loads of paperwork/ docs sent to solicitor10/06 Lender wants more payslips now partner back off furlough. Tell them they have to wait until end of the month to get it 😬15/06 searches started16/06 solicitor wants proof of gifted deposit because FIL gave us 2k towards house18/06 draft contracts and title deeds received. Some enquiries made about some weird covenance thing saying no sheds allowed (property already has a shed 🤷♀️)23/06 Enquiries answered25/06 EA let's us measure up at the house 😀29/06 Partners wage slip without furlough on it submitted to MB (phew 🥵) and searches back a week early woohoo!Now.. I have faith the mortgage will be ok 🙏🤞 because I think by the sounds of it most of the underwriting has been done already, subject to the wage slip we were told 2-3 days until official offer, and I feel like they would have rejected us by now if they weren't going to lend! I am pleased with how quickly things have progressed so far, despite a few hiccups with keep needing to give more paperwork. Really anxious to get an exchange date going now as all seems fairly straight forward, cant imagine there will be many enquiries as searches seemed good? Does it sound like we are close to the end?1

@kasqueak I've started clearing out anyway as I feel like thinking positive is a good thing. Having a good clear out is good for the mind! We've been selling things we don't need and made over £500 so far. I did think the same as you at first about jinxing it, but it does keep my mind occupied and focused on the end goal!0

Our buyers are first time buyers and the vendors of the house we're buying have already moved out so there is a minimal chain. Hoping it won't be too much longer now.

Been lurking on here for a while, but thought I'd join in. It's not straightforward though, so prepare for a long post!!
The house we're buying we found out about through a friend before it went on the market. We viewed put an offer in in Jan before we'd sold ours. Sold our house in Feb, but it fell through just before lockdown. Had another offer a couple of days before lockdown but the couple hadn't sold their house, they then struggled to get a mortgage so that fell through too!
After lockdown we reduced the price of ours and sold within two weeks.
Everything is ready for the house we're buying, mortgage offer (expires 6th Sept), draft contract etc. They are moving into rented in a couple of weeks.
Timeline for our house seems to be as follows (based on info from EA)
29th May - accept offer
2nd June - buyer has initial appointment with mortgage broker
8th June - memo of sale sent to all parties
9th June - buyer signed paperwork with mortgage broker (she's using the EA's mortgage broker)
9th June - source of funds and contents form sent to our solicitor (they have all other documentation from the first sale)
23rd June - chased solicitor and EA as hadn't heard anything. Reassured all is ok, there had just been some confusion re solicitor as he's moved branches since our buyer last used him
30th June - rang EA for an update. As our buyer is Chinese, some of her deposit needs to be transferred from China so mortgage company has requested additional documentation. EA not sure if searches are underway.
Feel like everything is going so slowly. The whole thing has been an absolute nightmare and feels like it's never going to end. I've told our EA that our mortgage offer expires on the 6th Sept and we need to try and push things along! Just hope the China thing doesn't cause problems.
Please everyone keep your fingers crossed for us. The people whose house we're buying have been so good, but if something goes wrong again, I know they will put it on the market and we'll probably lose it.
