Finally exchanging tomorrow with a completion date of 17th July. Is it normal to feel a mix of nerves and excitement?

Oh my goodness how exciting!!! I would expect to feel the exact same! Why out of curiosity have you chosen to have such a gap between your exchange and completion?

It is a new build so I didn't think 4 weeks between exchange and completion was too bad. I have read of people buying new builds waiting months before exchange and completion. That would really stress me out lol! We have no concerns regarding our jobs as we are both frontline NHS workers and have no change in our circumstances so if all goes to plan, we will be moving next month :) We were supposed to have completed in April but Covid scuppered our plans :(

    Hi all,
I’m now in this boat so thought I’d join in for some moral support as we all try and get in our new homes!
    My timeline so far....

2/6 - accepted offer from cash buyer on our property
    5/6 - solicitor instructed
9/6 - our offer on house we’re purchasing was accepted!
12/6 - full mortgage application submitted to Halifax via a broker
    16/6 - mortgage accepted (yay)

We’re now at that stage I think where nothing much seems to happen for a while. I know our solicitor has instructed the searches on our new place.

Wow that's quite the pace there! My mortgage offer took a similar time so we have both been blessed in that department! Fingers crossed your searches don't take too long. I'm still waiting for mine to come back but its only been a week so far of waiting. Are you getting a survey done?
Yes so far so good. We had originally sold back in Jan but then it all fell through due to the lockdown (We hadn’t found a new place) so pretty pleased to be back in the position of moving again.
I hope the searches don’t take too long either. Hope you get an answer soon too!
I’m so inpatient I just can’t wait to move now. Finally moving out of a flat into a house with a garden for the first time. My little boy can’t wait!
We’re a bit undecided on a survey. The property we’re buying is 10yrs old and visibly still looks pretty new inside and out. From reading up on what the home buyers survey actually covers it didn’t seem to cover much. It said they don’t even move furniture to check things and don’t check pipes, electrics etc. Mortgage lender only did a desktop valuation survey. Not sure if anyone has any thoughts to whether a home buyer survey is worth it when buying a relatively new property? I feel like it’s not telling me anything I can’t already see. My husband is also a builder and my father in law an insurance surveyor and they both don’t see anything untoward. So I’m not sure whether to do one or not 🤷🏻‍♀️

Congratulations! I think it’s normal to feel that way. I kind of feel the same way waiting for our move to go through. It’s exciting but also a bit scary as such a complicated process!

Oh noooo, that must have been a massive blow having the sale fall through on you, but every cloud and all that. Everyone is waiting on my seller to fill in his lot of forms... he is holding up the progression. However, I spoke to both my solicitor and the EA yesterday and the seller has indeed confirmed that he is still going ahead and is aiming for completion by the 22nd July which is great news. I put forward this date as I am in deliberation over handing in my notice where I rent currently. Risky move I know if all falls through hence why I am debating...
I originally wasn't going to get a survey of any kind done as I wanted to save the money, but then I took a lot of people's advice on here and decided that I was safer in doing so. In the grand scheme of things, what's a couple of hundred pound in making sure your property isn't subsiding against the hundreds of £'s we are about to invest?!?! It pays off believe me! So glad I got mine as I now know everything that is faulty with the property and I can begin to fix them all :) Without any offence meant, any buyer would be a fool to invest such a large amount of money without performing safety checks first (survey). But fingers crossed whatever you decide to do, your house is without any hiccups!!

Hoping to complete today. Think the exchange was happening yesterday, but we'll see soon enough.
Think the offer was back in Feb. Can't remember now. Seems to have taken an age though.

SO, we were waiting to exchange on our sale, and just waiting for the chain above to catch up. Last weekend I found out on the local grapevine that our buyers have had an offer accepted on another property just round the corner! So far, after many phone callers, emails and texts they have not had the decency or good manners to contact either our solicitors or our estate agent to explain anything! We’ve had to put our house back on the market. I’m devastated, upset and very very annoyed.

Sorry to hear this. From the buyers point of view, they were stuck in a chain and saw an opportunity to side-step it. Guess they had nothing to lose by going in low and were probably surprised it was accepted. I'd probably wait until I was certain myself, before burning my bridges. I've been there though and it's no fun at all.
