            Is it common for solicitors to insist they can't start LA searches unless they have a draft contract from the vendor's side? That's where I'm stalled at the moment.0

 LA searches being the first lot of searches they do? If so, I paid for my solicitors to start those searches as soon as my mortgage was offered to try and speed up the process. Annoyingly, everyone is ontop of everything apart from the seller who still hasn't filled in his batch of documents for his solicitor to send to mine to start queries.  Yes that’s what mine said and I was stuck at that for 13 weeks. They eventually came and I got the searches done in a week. There was no mention of my alleyway on the contract and now I’m back to waiting for draft contracts to be sent again.  It was the same for us.  I’m now in this boat so thought I’d join in for some moral support as we all try and get in our new homes!
 My timeline so far....
 2/6 - accepted offer from cash buyer on our property
 5/6 - solicitor instructed
 9/6 - our offer on house we’re purchasing was accepted!
 12/6 - full mortgage application submitted to Halifax via a broker
 16/6 - mortgage accepted (yay)
 We’re now at that stage I think where nothing much seems to happen for a while. I know our solicitor has instructed the searches on our new place.

 Wow that's quite the pace there! My mortgage offer took a similar time so we have both been blessed in that department! Fingers crossed your searches don't take too long.
