    Getting very frustrated waiting for the solicitors to finish with the enquiries. I was hoping we could be moved by the end of the third week of June, but it's looking less and less likely at the moment. Buying/selling houses is not suited to those with patience issues!

    Hello everyone,
    I thought I would join this thread as my house purchase is moving a lot faster than what we had anticipated so I am very excited! Here is my timeline so far:
    28th May - First offer made on the house after viewing
    29th May - Offer accepted and solicitors instructed. Mortgage broker informed. 
    31st May - All document sent to mortgage broker in preparation for mortgage application.
    3rd June - Hard check by lender approved. Lender valuation fee paid and mortgage application submitted.
    4th June - Mortgage offer approved pending valuation on the 6th
    5th June - Surveyor instructed and paid. Documents signed and supporting paperwork sent across to solicitors to start disbursements/searches.
    6th June - Lenders valuation
    10th June - Homebuyer's survey report being carried out

    It's all happening sooooo fast! There was me thinking all of this alone would take weeks! I am a first time buyer purchasing a house by myself :) 
    Congrats at the quick process so far! If you dont mind me asking (sorry if you have said this somewhere else) who is your lender? Thanks :)

    Thank you! No doubt some form of hiccup will arise before completion but you have to appreciate the speed and efficiency whilst it's there!  :smiley: 
    My lender is Halifax which is nice as I have always banked with them and had no problems. Only recently closed down my account with them and moved to Monzo so its ironic really!

    Ah thanks for letting me know @gemmacampbell2019 I'm trying to get an idea of how quick lenders are. Sounds like Halifax is on it, good luck with the rest of the process!!  B)

    Documents and ID emailed to estate agent 28/01
    Second viewing on house we want 05/02
    Looking for a completion date of 07/04
    Finally exchanged yesterday (5 June). Completion date is 15 July.

    Many thanks @caw379 . I just received my mortgage offer yesterday so full steam ahead now with solicitors searches and getting that draft contract from the vendor's solicitor!

    Hello all, hope you don't mind a newbie joining in! Here's our timeline so far (FTBs):

    19 March - offer accepted on lovely cottage. A probate property (oh hindsight!)
    23 March - solicitor instructed, memorandum of sale issued, oh, and lockdown starts!
    24 March - mortgage application submitted (to NatWest, via broker)
    6 April - mortgage approved!
    7 April - searches commenced
    27 April - searches back, but vendors are being slow and haven't sent contract pack yet. Turns out probate hasn't actually even been applied for yet!
    7 May - contract pack received. Property Information Pack full of 'unknowns', and no safety/installation info for gas or electrics.
    12 May - enquiries sent to vendors' solicitor. Probate still not granted, although it seems like it's been applied for now.
    28 May - phone call from Estate Agents, they have been chasing up the sale and been advised by vendors' solicitor that probate is expected in the next two weeks. We instruct a building survey the same day (had been holding off due to the probate issue).
    2 June - responses on enquiries received by our solicitor, but no update on probate.
    4 June - we go back to the property to measure up for carpets, blinds etc. Not ordering anything of course, but want to budget.
    5 June - survey carried out. I get another phone call from the EA (voicemail) saying that probate is expected in the next two weeks (just as it was one week ago).

    Oooh it's cathartic to write it all out! We've told our solicitors that we would like to be in by the end of July, although I know that there's literally nothing anyone can do until probate is granted. I've become kind of obsessed with checking online to see if it's been granted - not good! I'm also quite frustrated that the vendors have been slow at every stage, and that probate wasn't even applied for until well after we'd had our offer accepted. We're expecting the survey results this week, and with it being an old property I'm expecting something awful. I'll let you know!
