Update on my case: solicitors have uploaded the final documents today (deed of covenant, new TR1 to sign, Mortgage Deed, contract) so I'm hoping this means we'll be able to FINALLY set an exchange and completion date next week. It's been a long road, but the end is so near and we're just so excited to get in there now!

  • We’ve finally been given news of a simultaneous exchange and completion next week.  From reservation to completion in 6 weeks. Not bad considering the pandemic. New build. First time buyers so no chain does make a big difference.

It's those buying vacant properties who are getting over the line, as it's easy to comply with social distancing etc.
Mortgage started 2020, aiming to clear 31/12/2029.

Yes @Sncjw yes they’re just saying they’re getting no reply from the HA solicitor but I’ve called the HA and they are saying they’re still waiting on proof of mortgage from mine.

I emailed my my mortgage broker the other day as they recommend them and they said they’ve had a word as things should have happened by now. I think my solicitor is just throwing me to the bottom of the pile as I’m on my own so not really a priority.

@FtbDreaming  why does being single make you less of a priority?
No reliance should be placed on the above! Absolutely none, do you hear?

We offered on a property in January, it’s  been vacant for a long time. Our second offer was accepted. A few weeks ago we offered to buy in cash to get the sale done quicker (we hadn’t had a mortgage offer yet and had an email from the broker saying there would be delays and uncertainties). This was at a 10% discount. They accepted this a week and a half ago on the provision that we exchange within 2 weeks. We’ve handed in everything that’s needed and our solicitor has chased their solicitor (twice) but we haven’t even had the draft contracts yet! We need to exchange by Tuesdays to meet the deadline.
