    So could be exchanging on Tuesday or could exchange and complete on Thursday it’s all coming together now.

  • How long has it taken people recently to get to the exchange/completion point? 

    Our sellers solicitor finally sent the contract through today but no plan so our solicitor still can’t start searches. They said they will follow next week. Although we don’t have a chain as such getting this done in 10 weeks is looking less and less likely. 

    Glad it’s coming together for others. It’s horrible all this waiting around.

    Chain of three. We're at the bottom. Offer accepted Jan 31st and our vendor had already had theirs accepted on what they want to buy, and those sellers are buying a new build and had had offer accepted, so we were last in as it were. We're all good to go, but others dragging their heels. I suspect it will be something aground the new build not being built as everyone has downed tools. We went from making offer to being ready to exchange in about 2.5 months, which I think is pretty quick from what I have read. However, now nobody else in the chain is ready it matters very little :-( 
  • What a rollercoaster over the past day or so.
    25th March - Advised that developer at top of chain were not doing completions until further notice.
    8th April - Email from solicitor to advise developer are recommending chain looks at exchanging/completing on the 24th April.
    9th April - Another e-mail from solicitor to advise that the seller is now unwilling to commit to exchange/complete until the lockdown restrictions are lifted.  :/
    Things have not moved on much since this, but around the 14th April the agent tried to push the chain a little, but again seller was not budging.

    I've been in contact with my solicitor last week to ask for an update on their position. The agent are advising not to put too much pressure on, but my solicitor is advising that it would be helpful to have some clarification on things. Hopefully may get an update of sorts today, what a nightmare!

    I’m waiting for things to tie up. Solicitor hasn’t even exchanged yet as he is waiting for confirmation he will get funds from mortgage despite myself getting email saying it will happen on Wednesday. Also waiting for help to buy to release the bonus. He won’t exchange if they haven’t got them. 

    I can exchange whenever you want but it is at your own risk until we are sure we are going to get both the mortgage monies and the bonus in a timely manner


    We are hoping to complete on Thursday. This is just frustrating that he hasn’t exchanged yet. He is looking to exchange and complete the same day.

    Searches can take a few weeks. Mine did searches without exchanging

    Searches will be dependent upon speed of Council response. Many staff have been redeployed to other duties. While others are for very obvious reasons absent.

    Searches can take a few weeks. Mine did searches without exchanging 
    Searches are always before exchange just in case anything comes to light when they are received and further enquiries need to be made.

    Mortgage started 2020, aiming to clear 31/12/2029.

  • hi new to the thread! 
    purchasing a new build and PX our house to the developer. We were aiming for a 28 day exchange but have gone past that and not sure when it will be :( I am eager to exchange so I can start packing!
    Reserved on 22/03/20
    Solicitor appointed 23/03/20
    Enquires from buyer answered 13/04/20
    Searches back 14/04/20 
    Now more Enquiries from buyer, all answered 27/04/20
     
    Any thoughts on when we might exchange? My solicitor said around 30/04/20, but that was before these additional enquiries!
