Won’t move in til 26th July, was supposed to be 4th. Something about the people up the chain are moving to England and some removal company or solicitors office shuts for 2 weeks.0

Our situation is similar, we have had offer accepted but my o/h has her name on her sister property which they both purchased 14 years ago as a buy to let. She has filled in a tr1 form to transfer her name off but this new house we are buying is going to be our only house. We are currently living with parents and don't own any other home. The stamp duty on the new home is 5k ! Where if her name was off it would be approx £400. Will we be able to get a refund ? Or how long will it take for her name to come off?

Probably worth asking on the house buying thread as stampdutygeek gives great advice.
From what I understand if the buy to let has never been a main residence to your partner then you won't get a refund , but I'll stand corrected if I'm wrong0 -

24/06- After 8 months of trying to buy this Probate sale we have finally found a house comparable to itin equally terrible condition with equal potential so today we made an offer on it and we now just wait an see what happens. The other house is still officially off the market with us prepared to buy it if it ever becomes available to actually buy but both myself and my GF think both houses are equally good and in the same area so we will just suck up the extra conveyancing costs, start the ball rolling on the new one(assuming we can agree a price) and then the one who exchanges contracts first is the one we buy.
27/06- after trying for 7 months to buy the last house our offer has been accepted on the other house yesterday and Mortgage application is already submitted along with solicitor informed that we are starting the process of buying this house also and to not do any more chargeable work on the other house purchase until we have decided what to do

28/06 - Got my Mortgage applied for yesterday and 10 mins later confirmation that a valuation survey has been booked for today. No hanging like last time. This time i'll be pushing all the way. the Vendor has just had the sale fallen through at the last hour so shouldn't be any reason why we can't get to exchange stage asap.0 -
As a bit of a break from stressing about our exchanges, can we have a quick chat about your plans for completion date?
We are in the fortunate/unfortunate position of having ZERO furniture. Our vendor is leaving a sofa and white goods, but our mattress and bed isn't being delivered until the day after completion. We're currently trying to work out our best option..
1) We move on completion day, check the house at 2pm by ourselves (super romantic moment where we realise we've bought a house!) then drive back home and meet the delivery man to load out things.
2) We move on completion day, have our items delivered at 2pm, open the door for the first time with our delivery man standing impatiently behind us, then snuggling up on the sofa for our first evening as we won't have a bed to sleep on
3) Collect the keys, check the house then come back home to sleep on a comfy bed, then move in the day after and travel to the house for 7am to be ready for potential deliveries
We also have a little cat, so we're trying to decide the best way of dealing with him. I don't want to put him in the cattery because I think moving home will be stressful enough.
I feel like I've thought of every eventuality and still can't decide...so I'm just going to try and enjoy your plans for completion day!0 -

I havent figured out how to quote on phone.
But we dont have any furniture either. Wont have for a while as cant take leave for completion date etc so just have to pick things up now and again on days off from charity shops etc.
Taking bedding and toiletries and the dogs bed and bowls. Dont need much more to be honest. Furniture arriving on completion date seems too stressful to me. I would go with no furniture/minimal and get it delivered after0 -

Our plans are all caveated with 'hopefully'
~ get the bus over to get the keys early doors
~ go in & have a quick 'wow' moment & get meter readings
~ head over to the current place where a Mr lsp will await removal van, I will await a friend who will be driving me over with a couple of precious boxes (kettle etc)

So stressed. Really fed up to be honest.
I’m giving my vendor an ultimatum of either 4th July as agreed (right up until this week) and not this new random date 3 weeks away of 26th July, or else I don’t exchange at all and risk losing the house.
I loved the house but it’s been 6 months now and although nearly at end, I’m going to walk away if they don’t agree. Too many chains. The change was made by 3 chains up. Why should my exchange be affected, when all the vendors have to do is move into temporary accommodation for 3 weeks.
I’ve resigned the fact that I may cut my losses, save up a bit longer and start looking again. I’ve stressed that much I don’t care at this point. Give me the keys as arranged for next week or don’t bother.0
