@Albala. Very true, I do think the big companies have too few staff. However, with the process of conveyancing being so unpredictable it is probably difficult to control workload. Our solicitor says that she has 3 clients trying to exchange at the 11th hour before completion. We are one of them and have been on her books for 8 months
We were able to be flexible, so chose a day earlier in the week to exchange, to try to avoid the Friday rush!0 -

Sounds like an idle threat. Do you know when you will DEF have the equity through or is it open ended?
I've asked our estate agent the same question. They led us to believe that this was all in place week's ago and it was only a matter of the money coming through. Yet, here we are, still no further forward.
We still haven't had confirmation from the developer that they won't put our house back on the market after tomorrow. They also let us go ahead and do our home tour today :huh:
Our estate agent is being next to useless, our solicitor can't chase the exchange of equity and we are basically just sitting ducks. Apart from chasing everyone every 5 minutes of course, which seems to be getting us nowhere fast.

Been lurking on this page for weeks, and did not want to right anything as did not want to tempt fate but we have now exchanged contracts! reading everyones' issues on this page really kept me sane, and made me feel we are all in it together!
3/4 - Enquired about new house on same estate we live on. Offered Easymover scheme (developer pays estate agents bills) and have three valuations
10/4 -Three valuations undertaken
14/4 - Reservation of new house and sign up to Easymover scheme
14/4 - Tip run!
15/4 - House on the market
20/4 - First viewing
22/4 - First Offer (rejected)
29/4 - Increased offer (rejected)
1/5 - renegotiated buying price on forward move
2/5 - agreed discount on new home
3/5 - accepted the previously rejected offer on our house (as developer dropped price on place we were buying)
4/5 - buyers chased for KYC, proof of deposit, and mortgage info
5/5 - Full reservation on purchase completed
5/5 - mortgage application and AIP received
6/5 - instructed solicitor on sale and purchase (they even responded on a Bank Holiday!)
9/5 - buyers chased for KYC, proof of deposit, and mortgage info
10/5 - buyers chased for KYC, proof of deposit, and mortgage info
10/5 - Late phone call from Estate Agent, another couple want to view tomorrow!
11/5 - buyers chased for KYC, proof of deposit, and mortgage info
13/5 - Offer from Buyer 2! More than original offer. OFFER ACCEPTED - Buyer 2 provides all documentation same day!
14/5 - phone call from 2nd Estate Agent, another person wants to view tomorrow!
15/5 - Offer from Buyer 3! Who increased 3 times!
16/5 - Mortgage Offer! Rejected offer from Buyer 3
28/5 - Buyers solicitor says they have not received draft contract -assumed lost
29/5 - Draft contract emailed over
2/6 - Draft contract in post arrived to buyers solicitor
5/6 - Mortgage Offer approved for Buyer
6/6 - Purchase documentation signed and returned
Followed of days and days chasing the Buyers solicitor!
Finally exchanged 27/6

I've chased this last review up today, they don't know yet when it'll be done (will keep chasing) but have sent the draft Bill for completion, so I'm taking time off this afty to go up and make CHAPS payment. Hopefully we'll be good to exchange by the 3rd still - though we just found out our case handler (who we'd heard very little from) has left, and we have someone new now! 7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)

24/06- After 8 months of trying to buy this Probate sale we have finally found a house comparable to itin equally terrible condition with equal potential so today we made an offer on it and we now just wait an see what happens. The other house is still officially off the market with us prepared to buy it if it ever becomes available to actually buy but both myself and my GF think both houses are equally good and in the same area so we will just suck up the extra conveyancing costs, start the ball rolling on the new one(assuming we can agree a price) and then the one who exchanges contracts first is the one we buy.
27/06- after trying for 7 months to buy the last house our offer has been accepted on the other house yesterday and Mortgage application is already submitted along with solicitor informed that we are starting the process of buying this house also and to not do any more chargeable work on the other house purchase until we have decided what to do
And so it begins again!:rotfl::eek::beer::j
28/06 - Got my Mortgage applied for yesterday and 10 mins later confirmation that a valuation survey has been booked for today. No hanging like last time. This time i'll be pushing all the way. the Vendor has just had the sale fallen through at the last hour so shouldn't be any reason why we can't get to exchange stage asap.Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000
