    @yorkie18, it is frustrating all the different stories people tell you, I'm sure they make it up as they go along!!



    We are hoping to complete Friday, but our vendor seem to have gone AWOL and is not answering her solicitors phone calls!! It is laughable if it wasn't so tragic - all along our buyer has been stalling, now his solicitors are pushing for exchange :(

    Hello all. I thought I'd finally post on here after lurking for the past couple of weeks. We are FTB and had an offer accepted on a property on 11th June. Our timeline so far is as follows:

    11/06 - Offer accepted
    12/06 - Full mortgage application started
    13/06 - Solicitor instructed
    24/06 - Formal introductory meeting with solicitor
    25/06 - Valuation carried out
    26/06 - Valuation report received

    We're now just waiting for our mortgage offer now so we can tell the solicitor to get on with the searches.

    Fingers crossed, it's all going well so far. We found out after our offer was accepted that we're actually buying from a 'quick sale' company, who bought it last month.Luckily the mortgage lenders are fine with it, although caused a few days of worry while we waited for a response from them.

  • We exchanged today! Congratulations to those that have also/just about to exchange.

    It's been a bit of a worrying last few days. We hand delivered our contract back to our solicitor last Thursday evening after work for him to pick up Friday morning, only to find out that he was on annual leave. His partner picked up our case in his absence and emailed me saying that he hoped we could exchange that day. Unfortunately that didn't happen and he told us to hope to exchange on Monday. It was the longest weekend of waiting, but I found that a bike ride helped clear my mind! Monday came and went and on Tuesday I contacted my solicitor again and he told me that he had been unable to contact our buyers solicitor. My heart sank as I thought the might have got cold feet and just not told us. Finally my solicitor got hold of the buyers sols and said that the buyer was transferring deposit and should be in a position to exchange on 16/07/19. Its a nice 2 weeks and 6 days to get everything sorted.

    Its nice because now I can pack with confidence knowing i'm not going to be seeing packed items until we're at our new house. I've already started address changes on accounts that I know I wont use until after we've moved. Tonight I'm sorting buildings/life insurance. It's all so exciting! It's nice to be crossing things off of my lists!

    Thanks everyone for your useful and reassuring words. I am just getting impatient when they seem to drag their feet so much without even pretending not to... I spoke to my solicitor today after 3 attempts at calling and i have never heard anyone sound so annoyed to be talking to me! (hadn't spoken to her directly in weeks anyway always had her no 2). She says the enquiries "should be" raised in the next few days... and that's all the reassurance she gives me.

    I think my impatience is half of it but i really think they could be doing more to keep this moving.

    I understand solicitors are busy and have lots of cases, but if they are being so slow, just hire more solicitors to handle the cases or don't take on more cases than you can reasonably manage, it will only lead to poor reviews from clients and ultimately less business in the long run.
    Our solicitors were onto everything immediately. They kept me informed by email whenever they did or heard anything, I kept them informed of developments my end by email, and I didn't have to chase them up even once. But they were not cheap. I suspect some offer cheaper deals but take on too much work to balance that- in my job, I'd call that unprofessional. A customer is entitled to expect that a professional won't take on so much work they can't do it all in a timely manner.

    @Albala. Very true, I do think the big companies have too few staff. However, with the process of conveyancing being so unpredictable it is probably difficult to control workload. Our solicitor says that she has 3 clients trying to exchange at the 11th hour before completion. We are one of them and have been on her books for 8 months
