Another day has passed and no exchange for us. The vendor and their solicitors are still delaying things with no fathomable reason at this time! Empty property, no chain, everything in place.... it’s infuriating!
Our solicitor is going to chase again tomorrow, so we shall see what happens then...

We are still waiting to receive an update from the vendors' solicitor! EA has spoken with the vendors directly and they also want to exchange as soon as possible so they are going to chase their own solicitor as well! Nightmare! Can't wait to get this over with now!0 -
I've dropped out of this thread completely for the past several weeks as work suddenly exploded (not literally...), but after a few hiccups, today is the day we have agreed to exchange and complete. Of course, being simultaneous, nothing is guaranteed until it actually happens. I just rang my solicitor's office to find that my solicitor is out but has passed the file to his locum and they are awaiting a call back from my buyers' conveyancer (who was the sole cause of the aforementioned unnecessary hiccups). Suffice to say I am a tiny bit anxious this morning and not getting much work done!0

Fingers crossed it goes through for you! Currently sat in a lecture making arrangements for our services etc which is a pain in the backside since we don't know the date we will be moving into the new property0

We are hopefully exchanging tomorrow, and completing 7 days later. That will be just under 9 weeks from offer to exchange. Longer than both us and the vendor were hoping for, mainly down to my solicitor messing up. But exciting times anyway, now just fingers crossed it goes ahead.0

We had an offer accepted on a property in the last week of January and have still not had any movement after instructing a solicitor the same day. We're first time buyers with no chain buying an empty ex rental. My solicitor said she's waiting for the sellers solicitor to send her their contract/paperwork. Our mortgage offer came in the post last week. I've chased my solicitor four times in four weeks, and I've asked the estate agent to get involved too but still heard nothing.
Any idea on other steps I can take? Bothering my solicitor doesn't seem to be worth it as she can't do anything more.0 -

Hassle the estate agent some more.
Explain that your solicitor is waiting for what is commonly referred to as the 'draft contract and supporting documentation'
Get the EA to earn their money!0 -

We had a similar issue, I agree with Surrey EA follow up again with the EA and say your solicitor still hasn't received the draft contract. If you feel confident you can also suggest that if the process doesn't get moving soon you'll start looking again. This message can then be passed on to the vendor who may be a bit more motivated then.
Still no news on our front. We're going to follow up with the solicitor end of this week and see where the enquiries stand.0 -

I am using Purple Bricks (I know not to everyone's taste, but has worked for me) in my house purchase and have been communicating directly with the vendor through the PB platform; we have been updating each other on what each of our solicitors have told us, and have come up with inconsistencies in information, these, in-fact, turned out to be solicitors not doing what they should - this gives us more power to chase them.
From my experience, the best option is direct and careful communication with the vendor (if possible). My point is demonstrated by the classic 'telephone' game.0 -

Sometimes the vendor is the cause of the problem, and only the presence of a middleman makes anything happen.
Seemingly in your case you have been fortunate enough to be buying from a sensible and motivated vendor, and direct communication is proving beneficial. This is not always the case.From what I have read on these forums, it seems that using a middleman (EA) causes a delay in the process0
