Still awaiting to exchange! Queries have been held up by lack of response from freeholder. Chased solicitor and EA every other day! Solicitor advised today she has liaised with sellers solicitor and was advised that he was expecting the client in this afternoon and would send the responses after! Assuming the responses are satisfactory, we could exchange soon! Whoooop! We’re ready to complete on our house and the vendors are ready to complete on the one they’re buying with no chain!
Finally exchanged for our sale! We move on Friday. Now waiting for exchange on the purchase0 -
Well exchange never happened for us today. Our sellers solicitors didn’t reply to the e-mail. Disappointed! Fingers crossed for tomorrow.0

Well alot has happened since I last posted here. Our buyer did their homebuyers survey, all the searches, sent across all enquiries which we dealt with, Jap Knotweed was found so we paid over 2k for a management plan, and yet he still hadn't put his mortgage application in! (Had an AIP). Finally did this just before xmas and the valuation was booked for first day back in Jan.... and the buyer couldn't get a mortgage due to personal circumstances!!! We were devastated. Thankfully we found a new buyer after two weeks and we are pushing for exchange by 13th March (a deadline given by our seller). Mortgage offer has been received, searches have been done, initial queries have been replied to over the weekend by us so hopefully our solicitors will reply to them formally within the next couple of days. Our buyers haven't mentioned whether they are doing a homebuyers survey and our estate agent said they don't probe and ask as they don't want to give the impression it is essential..... so unsure how to approach that as it needs booking in asap if we are going to exchange next week!0

We’re in the same boat, exchange was supposed to be last Thursday, then Friday, then Monday and now who knows! My solicitor thinks the vendor is employing delay tactics as they’re not quite ready... I wish they’d just be honest so we can stop getting our hopes up. You never know, maybe it will happen tomorrow!!0 -

My journey so far:
31/1 - First viewing property 1. Ticked all the boxes, booked second viewing with husband & family
2/2 am - Second viewing property 1 - husband noticed something about the neighbours which on further research turned out to be a deal breaker
2/2 pm - Viewing property 2 - both of us liked it instantly
4/2 - made offer - offer accepted after a little negotiation. seller has no chain and wants to complete by end of March
5/2 - spoke to mortgage broker and submitted formal application - appointed solicitor
7/2 - mortgage survey done
9/2 mortgage offer received
13/2 - homebuyer survey done

...boring legal stuff...
.
4/3 - legal stuff all done - transferred funds to solicitor
So looks like we'll be exchanging tomorrow and completing on Friday 8th - just under 5 weeks from making the offer :j:j0 -

UPDATE - Our MA has been in touch this afternoon to say that our mortgage offer has been issued and a copy is in the post (YAY!!!) now to get on to the solicitors and get that ball rolling0 -

We were the same! it's a horrible wait between the broker saying that's your application submitted and that call to say it's approvedkeep an eye on your credit file for a hard search and you'll know its in progress
You will be absolutely fine
then it's onto the waiting for the growed ups (solicitors and legal peeps) to do their bit. we're now onto waiting for our mortgage offer to get delivered in the post and exchange of contracts (just waiting on solicitors for that bit)0 -
Another day has passed and no exchange for us. The vendor and their solicitors are still delaying things with no fathomable reason at this time! Empty property, no chain, everything in place.... it’s infuriating!
Our solicitor is going to chase again tomorrow, so we shall see what happens then...0 -

To those of you still waiting I hope it hurries up and comes to a favourable end.. I was in your shoes a couple of months ago.
The email ping waiting then I used to send myself emails to see it still worked! Sleepless nights trying to think where I'd be living in a months time either new house or back to the old one still, the never ending worry again.
Mine was a very emotional one as I was moving back home after 4 years away and we were within a hairs breadth until it fell out of bed but finally went through ..but what should have been no more than 4 weeks ..no finance and empty house still turned into 3 months of hell.
Come to think of it every empty property I've bought has been hassle ...but once the exchange is done there will be happy stresses to come and this will be a fading memory very quickly.
Good luck to those who've been on a never ending journey like I was and hope those just starting off it all goes through very smoothly and without hitch0
