It varies so much from one local authority to another, knowing the average won't really help you. It only really matters what length of time the relevant local authority is taking.0 -
Morning all
My wife and I seen a house and we have the offer agreed, mortgage approved and solicitor has all searches completed. Completion date is end of August.
Only thing is the property was built 1970s/80s and it has no consent to discharge, can this cause big problems? Could the seller have to upgrade current system if relevant authorities say so? in NI by the way.0 -

Ours took 4 weeks but it depends on your area. It should say on the councils website0 -

It really depends on the local authority. Some take 4 weeks, some take 5 days. Your local authority should have their service times on their website. Well... I know ours does (c. 5 working days and that was accurate). Maybe call and ask or look online?
We definitely are not going to exchange tomorrow but apparently we are 'very close' so we are hanging on in there!
I thought that having worked in Conveyancing for quite a while I would be so chill during this because I understand it all.... I think its made it worse!! Give me strength!0 -
It really depends on the local authority. Some take 4 weeks, some take 5 days. Your local authority should have their service times on their website. Well... I know ours does (c. 5 working days and that was accurate). Maybe call and ask or look online?

Joining this thread as we have a buyer for our house and an offer accepted on a property, so onwards to exchange.
Timelines so far
15/5 Our house goes up for sale
1/6 Accept offer on our house
20/6 Offer accepted on a house, and our buyers have their mortgage offered
21/6 All documents to our solicitor for both sale and purchase
21/6 Buyers tell estate agent they want to complete by end of July!!! Dream on.
22/6 Mortgage applied for new house
26/6 Contacted solicitor to check they received the money on account - radio silence
27/6 Mortgage offer received (super quick!)
28/6 Waiting for something to happen.......
I know our buyers are super keen to get in the house to be in the area for when school starts I suspect, but they cant surely expect this to all be wrapped up in 5 weeks! It has me a little worried that they may not have the most realistic expectations and will pull out. They are not FTB either, so know the process surely.

So my seller had a heart attack and has now dey not to move. I can't really blame them or be angry - no-one could have predicted this - but it does mean I'm out almost £1500 in surveys and solicitors fees and have wasted 2 months. The financial till is the worst really as it now means I have to call off my house hunt until I can re-save that cash to spend on the next survey and solicitors. Pretty terrible outcome for all concerned.0
