    Still not heard anything. If we don't exchange before next Wednesday we'll have to continue renting till the middle of November, which we really don't want! It's a vacant house, no chain, I have no idea why this is taking so long but it's so very frustrating.

    25/8 - House valuation survey complete
    29/8 - mortgage offer issued
    30/8 - paid fee to start solicitors off

    No chain on either of us, hoping it happens fairly quickly as we are temporarily living with parents and it's a bit stressful!
    The trouble with having an open mind, of course, is that people will insist on coming along and trying to put things in it.

    I am in same situation, no chains involved. Offer accepted on 7th July and waiting for final search (drainage) to come back. Ring solicitors at least 1 x week. I have only started doing this, regret not doing this during week 1 - 4!

  • I'm tempted to call the solicitor to find out what is next - they still have our ID which makes me think nothing has moved forward yet.
    But I don't want to pester and be the crazy lady!

    06/9 Confirmation from MA that lender has issued formal offer
    06/9 Solicitors unsure whether we've instructed them 😫

    Might be too soon for me to be in this thread but I've already learned one valuable lesson about house purchases: save the money for the f'ing fees in advance and don't want a house before you're ready. Absolutely skint

    You're not wrong about the fees - it's amazing how quickly it all adds up!

  • I have decided to put my proper timeline together (because I am bored at work);

    14th May: View Property
    16th May: Parents view Property
    17th May: Offer Made
    17th May: Offer rejected
    17th May: New offer made
    17th May: New offer accepted
    17th May: Mortgage application submitted
    19th May: Solicitors instructed
    6th June: Searches paid for
    7th June: Mortgage offer recieved
    14th July: Contract Pack Recieved - discover some issues with documents (the surveyor mixes up two pages on my document with another properties TA6 form!!!) ask for new documents and raise enquiries based on issues (to verify that it is a genuine mistake, and not actually an issue with my property that the TA6 refers to)
    17th July: Mortgage offer revised due to gifted deposit amount
    27th July: Selective responses to enquiries recieved
    3rd August: More selective responses recieved
    15th August: Find out my property is in a sideways chain (e.g. no onward purchase, but vendor is moving in with family who are in a chain)
    16th August: Finally receive correct documents that can be read from vendor & completion statement
    25th August: Final enquiry receieved and contracts signed and sent to solicitor

    Currently at this point I am still waiting for my vendors to vacate the property so I can confirm empty at exchange and go visit it again (I haven't been back since my initial viewing and need to check everything over!)

    I'm not in a rush, luckily but we are week 14 and only just looking like we may exchange next week!!

    Well after battling with the vendor for nearly two weeks to see the vacant property I was allowed access after threatening to pull out. I've felt like my vendor has been deceitful this whole process (forms incorrectly filled in; ignoring enquiries that we have had to chase and chase again, being economical with the truth in certain areas) and I should have trusted my gut when I was unsure weeks ago. With the furniture removed from property we could see the way they had covered issues at viewing. The kitchen was falling apart, the bathroom has been bodged. Art covered holes in walls, large items of furniture covered damp problems and a bit of "permanent" furniture they left behind we could now move covered some huge necessary repairs. The rewiring they said had been done had only been done to part of the house.

    Over all the lies and half truths I had lost my passion for the property and I burst into tears after about 10mins in the property today, poor estate agent didn't know what to do. I feel like vendor has strung me along to secure a sale. Even a price reduction to do the work wouldn't help as I wouldn't have cash spare to do it.

    So yeah... I'll be pulling out tomorrow. And I'm sure the vendor will decide to paint me as a bad guy after making me work around them and their timescales for months. Thank god I paid for new completion no fee insurance! Best £80 spent ever.

    I am booking a holiday tomorrow!
