    Aliliva, try not to if you can. As the buyer you hold all the cards... as the vendor if my partners sale fell through now after these 22 weeks and we had to start again we would be stuck, as we cant buy a new property without his sale completing and the equity. Its been a hard half a year! Everyone lets hope to good news all round this week :)

    Unfortunately, I'm the hold up...or, better, my solicitor was till two weeks ago. Now it's just the little detail of some extra charges from the freeholder that were not disclosed till last week, with the vendors being in arrears and some other bits and bobs. I don't want to screw up anything, not the least cause the vendors seem like nice people and need this sale to happen, but the stress it's so much I can't sleep and I'm a useless person at work!

    Just a quick recap for those not familiar with our story -

    3/1/18 Exchanged contracts on our sale
    19/1/18 Viewed/offered on repossession
    22/1/18 Offer accepted on repo on understanding we exchange within 2 weeks (5/2/18)
    26/1/18 Completed on our sale
    Moved everything into storage
    All garden stuff still at old house with agreement of new owners - we will collect asap
    Currently staying at friends' house with our two dogs
    9/2/18 Need to be out of friends' house as tenants moving in

    So, called solicitor regarding our purchase of repossession this morning, as today is supposed to be deadline for exchange - us being cash buyers. Apparently they have received all docs and have passed to their repo specialist who is preparing a report for us.

    Reminded them we'll be homeless from Friday (aka staying in Travelodge/dogs in kennels :() and asked if there's any likelihood of simultaneous exchange/completion this week. There is a chance, they said. Not holding out much hope, tbh.......

    25 weeks and 5 days for us today :eek: We were meant to finally exchange on Friday, but the bottom of the chain apparently didn't understand what 'exchange' meant and hadn't paid his deposit. Said he'd do it over the weekend, but our solicitor hasn't heard anything yet...

    Theoretically could exchange today but all dependent on that deposit... At the minute I'm fearing he'd been planning to pay it on completion (late Feb) so may not even have it all.... :eek: But trying not to invent things to worry about :o

    Alliva - I know exactly where you're coming from with being useless at work! :eek: :o

    Solicitor has emailed our sellers about the freezers dumped into the garden, demanding confirmation that they will be disposed of PROPERLY before completion. Not holding my breath about that either :rotfl: although feel slightly better now I've discovered the local council will shift all three for £35 :money: I'd still have to deal with the meat though... :eek:

    That person at the bottom of your chain does sound like a dozy idiot, Cheery :( Hope the penny's dropped re: the deposit now! At least you can get those freezers removed by the council if need be, but that meat......yuck! Hopefully freezers and their contents will be gone so you don't have to deal with it :eek:

    Hold tight Aliliva, you will get there! It is a tough time to remain positive though. My current timeline is fifteen weeks and it just seems to be dragging on ever so slowly now. I was hoping I would have been in about a week ago.

    Lifeoffunmumsy, in reply to your previous post, I do indeed spend the weekend completely exhausted! I also spend it rather impatiently as the solicitors are off until Monday. :)

    Fingers crossed for you Phoebe! Do keep us updated.

    The Cheery Daff saga continues! I think I will be more excited for you exchanging and completing than I will with my own sale/purchase!

    Further to my post on Friday, whereby my EA had emailed me to advise the buyer solicitors were waiting from enquiries from my solicitors (despite my solicitors telling me all enquiries had been answered) it has taken me four emails to get the courtesy of a reply. I felt bad chasing so many times but I wanted to ensure there was nothing outstanding from me. They have apparently received an enquiry about the management of the site, which they are dealing with and will update me when it is sorted.

    Not holding my breath for exchange this week, becoming more resigned to the fact it will (hopefully!) all go through in the middle of February.

    Offer accepted on the 22nd of October, solicitors instructed the 23rd, all my documents submitted promptly; on the 15th of December my sols told me they were waiting for the leasehold management pack from the sellers solicitors. As of today we are still waiting.

    I chased this with the EA a few days ago and apparently the seller paid the fee for the management pack only on the 9th of January and that was ordered on the 12th. I got very angry as I don't see why we wasted one month waiting and why the seller seems to be so slow in sorting his stuff; the sellers sols even have the face to tell my sols that there had been no delay at all. My frustration is really coming to the point where I am tempted to just go away from this sale with a huge f***-off to everyone involved as I really need this to be sorted before April for tax reasons.

    Could it be that the seller tried procrastinating for that month to see if he could find a better offer? Does anyone know how long does this leasehold management pack usually take to be delivered if the freeholder is the Islington council in London?

    After our sale falling through on Wednesday, we had 3 more viewings by Saturday. Apparently one of them is going to put an offer in later today. We wait and see how much for but I'm actually quite impressed how quickly we got more viewings. We told our vendors EA today that we lost our buyer and she said that it might actually be a good thing as she now doesn't want to move until April!!!! (all this time we had been pushing for end of Feb)

    Thanks, BlueTwiglet :) Probably best to expect it to happen for you mid-Feb......than you'll be pleasantly surprised should things happen any sooner!

    Yep, Cheery Daff, stressed isn't the half of it right now! We'd expected to put our stuff into storage from quite early on in this process as our buyers messed us around somewhat, leading us to lose a couple of very suitable properties (like you, we are buying something quite niche, lol!), but weren't bargaining for the Travelodge scenario as we thought we'd be completing, moving in, getting on with the work, then bringing our stuff home to a finished house :o

    Vicki - do hope you get a new offer today......and hopefully, timings-wise it'll all fall into place with your onward purchase :D

    I think the British Red Cross charity shops might even take them away for free if they are working. They sell them on. Google them…they take away lots of electricals.
