I vowed not to chase ANYONE today but to sit and wait patientlyI was rewarded with an email from the seller's solicitor saying the farmer who lives over the way has confirmed that he removed the freezers yesterday :j :j Of course, I'll believe it when I see it - but I've met the farmer and know where he lives :rotfl: He wasn't the person who was meant to remove them before either...
Hope he's actually taken them somewhere proper rather than just dumped them in the road or something :eek: :rotfl: I really don't care any more :rotfl:
Seller's estate agent has been SO persistent (and annoying) in chasing us, I've now got her on the case chasing everyone else :rotfl:0 -
I’m beginning to lose hope myself after this morning’s shenanigans! My solicitor and my seller’s solicitor agreed to put forward the 16th as a suggested completion date to the solicitor above us both in the chain. I’m now getting conflicting feedback from different parties:
- our vendor has been told by his solicitor that his seller’s searches on her onward purchase will be back on the 8th and they will then be ready to proceed;
- our vendor’s estate agent says everything is fine and the top of the chain is vacant with no onward transaction to be linked in;
- our vendor’s solicitor has told MY solicitor (but not her client) she thinks there is another delay as the owner of the house at the top of the chain, which we’d been told is vacant, is actually looking for alternative accommodation!
Argh! Why can no one communicate?? We might be moving on the 16th, or we might be another few months away if the top of the chain is trying to buy. The stress and uncertainty of this process is just overwhelming. :eek::mad:0 -
Oh JaneyLouWho, what a palaver for you! :eek: I think the normal rules of politeness and professional behaviour seem to go out of the window in this process :eek:
Just had a text from our buyer - their buyer has paid his deposit :j and it has been received by the solicitor :j now they're just waiting for confirmation from his lender that they will be able to release the funds in time for completion :mad: What? Could that not have been checked before? I wouldn't mind if it was only a couple of days - but completion is set for 3 weeks away!! :eek: :rotfl:
Poor buyer is tearing her hair out, which strangely enough is keeping me calm - I'm always calmer if I know someone else is more stressed than I am:rotfl:
So it might be today :j but if they're waiting for communication from a building society it might be another fortnight :rotfl:0 -

Phone call today to say my Buyers Buyer has pulled out! :eek:
I feel so deflated
Her EA has lined up viewings already (they say) but oh dear....
So I am so happy for the Exchangers and Completers on this thread, but please could all the other in limbo peeps shove over and make room for me :rotfl:0 -
Oh no FozzieBearToo! :eek: That exact same thing happened to us too - our buyer's buyer pulled out in November, just after we'd all signed contracts and were ready to start talking dates :mad:
If it's any consolation, our buyers found a new buyer within a fortnight, and we're supposedly abut to exchange today (and yesterday, and last Friday, but certainly sometime soon :rotfl: )

Having read this thread for a little while, I honestly imaged I would never need to post as exchange was imminent. But it's still ongoing, so just to depress myself a little more, I'm going to try and work out the timeline of this ordeal.... for reference, I'm a FTB, no chain, and the apartment I'm buying is in vacant possession being an ex-buy to let.
11th September - Offer made
12th September - Offer accepted
14th September - Solicitor instructed
20th September - Mortgage application
22nd September - Valuation done
27th September - Mortgage offer
25th October - Seaches finished
2nd November - Fixtures and Fittings form sent over to me
2nd November-22nd November - File forgotten about by the solicitors due to a mix-up (I was chasing weekly but they didn't realise that nobody was looking at it) :mad:
23rd November - Enquiries raised
27th November - Pack sent out with search results
12th December - Vendors solicitors come back with answers to just 4 of the 14 enquiries....
** CHRISTMAS **
3rd January - Solicitor requests mortgage extension for me as it's a 4 month acceptance and due to expire January 15th
5th January - Three enquries still outstanding, plus two additional ones
10th January - Mortgage offer extended by one month
24th January- Still two of the original enquiries outstanding, three weeks til my mortgage offer expires, so I take it upon myself to contact the council / management company and within 48 hours I have all the information for my solicitor....
29th January - Solicitor now has everything she needs
31st January - I go into the office to sign contract and review file, pay deposit, and send two sets of bank statements over as proof of funds, all is well
1st February - Solicitor proposes 9th Feb as completion date to vendor's solicitor
2nd February - Still no word from Vendors solictior - turns out she's gone on annual leave and not handed the file over to anybody.... seller kicks off, new solicitor is handling case, completion date of 9th Feb now agreed
5th February- Meant to exchange, but at the last minute my solicitor asks for further proof of deposit funds (apparently 2 x sets of bank statements won't do) cue frantic rush around trying to gather proofs of inheritance
AND THEN... my solcitor finds some application on the land registry from seller's solicitor - needs removing before we can exchange. Sellers solicitor says she will request it that afternoon, expects it to be done no later than when she gets into work the next day (i.e. today). Exchanged postponed
6th February (today) - After the EA tries to get hold of the vendor's solicitor, she learns that she is off today, hasn't handed the case over to anybody, nothing the firm can do. Seller and myself at wits end
Apparently we will exchange tomorrow but honestly, both solicitors have been appalling... 22 weeks or 5 months in and we're not done yet!!

Nathalie that is awful. They need a TripAdvisor website for solicitors. I have no idea if ours are good or not, latest email is that he will start reviewing the draft contract "shortly" even though hea had it for a week?? Natalie, if you hadnt of said the property you were buying was vacant then I genuinely would have said you were in my chain!! We are on week 22, our buyers have sold a flat which is causing all the delays, offered on originally 9th September, was told it was exchanging Friday, then yesterday, now today but still nothing. Beginning to think this will never end!.
Solicitor at our buyers end is utterly useless and honestly been tempted to do what you’ve done at stages and ring the council myself. The current outstanding issue is apportionments, whatever that is. No exchange today it seems.... sigh!

Please, someone builds this database for solicitors!
I've been chasing mine again and apparently my vendors' solicitor is on a ski holiday till the third week of Feb and the assistant can't answer any query. So my solicitor smartly thought of telling them I'll be homeless soon, basically killing any leverage I had for a rebate against the maintenance charges they didn't disclose :wall:GC £~~/3000
