  • Our solicitors has also been great, it is our buyer's solicitors I'm less happy with as they don't seem to realise how inconvenient out
  • inconvenient it is to change exchange/completion dates when they're close together.
    She also hadn't explained to our buyer what these two things meant.

  • More chasing of solicitors today, joy. Mine, thankfully, is on the ball and really quick to communicate. The others though dont seem to know what day it is! Hopefully we will hear today that the 16th is possible for completion, otherwise we won't be able to proceed on that date, as my solicitor needs to give notice to the bank to release the funds tomorrow.

    Packed up the spare room yesterday and got told off by Mr LouWho for taking an old broken wobbly bookcase to the tip :rotfl: I am not taking battered things to my shiny new house! Many more tip runs between now and moving day I suspect. Best to keep busy!

    Hope someone else gets good news today - we need a little boost to keep us going!
  • Our solicitor has been great too......considering he was on paternity leave for a good chunk of the selling side of the conveyancing process! One or two things he did prior to his leave went beyond the call of duty though, so I can say that - thus far - he has not disappointed.

    For example, he hit the ground running on his return when the very next day we put in our offer on the repo and he has been proactive ever since, although he did have to pass our file to the resident repo expert as he's not experienced in that department ;)

    Monday he told us they were preparing the report and it was with us, complete with draft contract yesterday, so pretty speedy stuff - although I'm guessing that's partly because a) we were only given 14 days to exchange so he knew they'd have to get a wiggle on and b) we have been chasing almost daily, lol!

    Janey, hope you get good news today! Gosh, we were the opposite re: getting rid of stuff - Mr Phoebe would've chucked loads if I'd have let him! We have lots of antique/vintage stuff though, collected over many years and it has considerable value to me - so woe betide him if anything mysteriously disappeared to the tip!!! I did let him have carte blanche in the garage and shed though......I didn't care what happened to his old tools :rotfl:

    Don't blame you though wanting all shiny new stuff for your lovely new home :)

    FloppyDisk, we didn't get a valuation on the place we're buying, but for our buyers iirc it took just under a week to hear back. Hope you hear soon!

  • Call from EA!

    Buyers have finally received their mortgage offer!

    But can't exchange this week as the buyers need for other members living in the house to sign an Occupancy Form.

    So maybe next week...

    Only 15 days until the New Build is ready to move into so we may end up doing it all on the same day at this rate!
  • Hurrah - some good news posts. Got one mortgage offer just now, so that's the day after valuation. Just waiting for the remortgage of the BTL before I can fully tick the mortgage box.

    Think our solicitor is still waiting for searches to come back, but I will chase him as soon as we are set from the finance side.

    Not quite waiting to exchange but I'm stressed out over trying to find a house! We found one we loved to the end of the earth with a guide price of 200-210k, but before we could even put an offer in two people had already offered 205k, and we just didn't think it was worth the 210k price to get in a bidding war.

    We found another property and are haggling over 2k atm, they were really quick to respond at first but I think they are delaying it on purpose on hopes that we will raise the offer when they come back to us. So tempted to e-mail them to push them forward, I'm on night shift tomorrow so don't want them calling me back during the day.

    On solictors note Eddows Waldron in Derby were amazing for us all the way through, we're in Sheffield now and going to use them again despite most likely at some point we'll have to make one trip all the way up to see them but we had a few issues with buyers solictors that dragged out our sale and these always responded well to e-mails. It was also the cheapest quote I had, not by much, but it was still the cheapest.
    People don't know what they want until you show them.

    16 weeks into the conveyance process and I am still at the first step, i.e. waiting for the seller's side to produce the leasehold management pack. Would it be a good idea at this point to just threaten to walk away if they don't get their act together?

    Some progress for me!!!8230;.sort of. EA told me yesterday that middle of the chain has sorted their money situation and have instructed their solicitor to exchange. I haven!!!8217;t heard anything from my solicitor though. I!!!8217;ll believe it when I see it.
