The NEW waiting to exchange thread...
Comments
-
I exchanged on Friday and complete on the 12th April.
Just trying to book a mover to move my things from various places now, which seems easier said than done as my original mover isn't available.
I am unbelievably excited now!
The new house is beautiful and only needs a few minor things doing.
I've started all my seeds for the garden and have many offers of help to unpack so I just can't wait!

steeps93 said:Why is agreeing a completion date so difficult! There has to be an easier way to communicate around this. Feel like I'm shouting into a void.
We viewed the house in November, offer accepted on our flat and new house on 5th Dec.
We've been on the ball getting everything done as quick as possible, however lost two weeks to Christmas and 2 weeks to our offer getting "lost in the post" to the Sols (i.e didn't check generic email listed on their panel listing).
Were a small chain, our buyer is a FTB and our seller is relocating but not buying.
Have been ready to exchange since last Friday so proposed a cheeky end of month date (optimistically)...only for our seller to suggest dates 6/7 weeks away. I get the feeling he's not sorted his onward accomodation yet which is frustrating as we've been open with him about keenness and timescales. Said our goal was Easter back in Feb when we viewed again he agreed that was doable.
Buyer seems to be taking each date as an earliest target and then suggesting even longer away. We have all of April to use!
Feel silly as had really wanted to be in house in enough time to have a house warming/ party for my 30th birthday in May which seems unlikely now.
Just needed to vent. And come up with a communication solution!!
Other than feeling like a stalker I'm annoyed we've been lied to and feel we have no choice but to sing to his tune.
Also claimed he hadn't been given enough notice to arrange time off, which I kind of get. Except he accepted our offer 4 months ago so it's hardly come out of nowhere. Very Frustrated right now as I don't want to have long time before exchange and completion either.0 -
Contract pack received for the house we're buying - my brain now hurts!Think this is a weekend job when I can hopefully focus with a refreshed brain(!)1

31/1 - surveyor instructed, level 3 survey booked for 10/2
3/2 - received pre-contract enquiries, report on title, copy transfer, and copy folio map from solicitor
5/2 - paid for survey & signed terms of engagement
10/2 - Level 3 (building survey) completed
13/2 - Level 3 report arrived, and forwarded to solicitor
22/2 - title transfer deed sent to ex from ex’s lender’s solicitor
I would rather not talk about the absolute rigmarole my ex has put me through in the last 2 months!
Current status:
5/4 - ex signed title transfer deed with 2 witnesses
6/4 - title transfer deed returned directly to ex’s lender’s solicitor’s office
Next steps are ex’s lender’s solicitor forwards the title transfer on to my own solicitor (I would’ve done this myself, but apparently it has to come solicitor to solicitor, in case there are any additional instructions). I’ll sign the title transfer, along with my new mortgage contract, and the title transfer will be returned to ex’s lender’s solicitor for them to file the new title deed with the land registry, draw down ex’s new mortgage, and then pay me my equity.
In the meantime, as soon as I’ve signed then we can arrange an exchange & complete with my seller.
I’ve got 5.5 weeks left till I have to move out of my friends house, reckon I’ll make it??

I've completed!
I was very surprised to get the call so early but I guess it's just a small chain.
They aren't moved out yet so I'll get the keys later.
I'd rather not rush them as that's when accidents happen!2 -

Solicitor was instructed on 9th January and offer was accepted around then too.
I've been ready since the end of February but it was a bigger move for the sellers.
My whole journey started in August 2022 when my house went on the market. I pulled out of one in November and have been crashing in my childhood bedroom since January.
Mum is currently whining as she wants to see it empty/see the back of me and she came to first viewing with me1 -

18/4 - I signed title transfer deed witnessed by my solicitor. Also signed mortgage documents, and my ‘offer to purchase’.
Next steps -
- title transfer gets returned to ex’s lender’s solicitors, being sent tomorrow, telling them to send my 10k buy out cash by the end of the month.
- once the cash is received, the offer to purchase gets sent to my seller to sign, and returned to my solicitor. At that point we’re obligated to by/sell, and we arrange completion.
There is a loose completion date set for Friday 5th May, provided I get my cash in good time.
We’re taking it right down to the wire, it’s a good thing I don’t bite my nails!
