I think we might be ready to exchange soon. Accepted an offer on the house we are selling at the end of November and our offer accepted on the one we are buying the same day! Our buyers are living with family and vendor is moving into rented so a nice short chain.
Our mortgage is approved, surveys done, searches completed and just a couple of outstanding enquiries, so hopefully the end is in sight!? The only slight pain is that our solicitor is on holiday from February 1st to 10th but supposedly our file has been passed to someone else (whose email address we have been given...)
We have a final viewing arranged for Friday to measure up for curtains etc and I'm wishing this week away until I can see the house again!

For me, I think this little lot above was about 5 weeks... The mortgage offer took 4 weeks to come through. Lender got so busy they were actually turning new applications away for a few days.

I'm getting really quite frustrated and stressed out with ours at the moment. My fiancé is selling his share of the flat their mother left them after passing away last year to his brother, so we can finally buy our own house. The sellers have been fine, no issues, and they are chain free, however my fiance's brother, who's never ever had to look after himself, has always lived at home, and actually was the main reason for his parents divorce by being so lazy, is causing so many delays with his behaviour.
We were ready to look last September and got an offer accepted on the second house we looked at around the middle of the month. We panicked abit about getting the mortgage sorted as we didn't know what we were doing being FTBs, plus the mini budget happened just after we approached our broker which delayed things somewhat. Got survey arranged in October after waiting to see if we would even be able to get a mortgage on this property after what was happening with the rates, and conveyancing on this house was finished by early December with our contracts signed and returned. All that was fine, only for us to find out my fiance's brother hadn't actually sent back his initial forms for his solicitor that he'd filled in two months before. He then kept saying he would take them in (he lives in the same town as the solicitor and this was right before Christmas so using the post wasn't an option) and then not doing it and it was only because my fiancé shouted at him that he eventually did it. And this is after literally holding his hand with every single little thing already. It's only because we got distracted with sorting out our own mortgage (as well as his) and survey that we forgot to chase him with this (apparently he's incapable of putting something in the post box).
We finally got the searches for the flat started, which was also an ordeal because the brother's solicitor hadn't started due to him needing to confirm the title deeds were correct, without actually telling him. Enquiries are being dealt with but we need to organise an EPC certificate and gas safety certificate which we have managed to book for this week. However my fiancé's brother is messing about yet again with this so god knows how long it's going to take to be done. We booked the EPC for this morning and asked him if that was ok for him and he said yes, only for him to not let the man in because he "wasn't ready". He was up but for some reason couldn't let him in? I'm so incredibly stressed at the moment and I'm sick of having to rely on such a lazy, careless person just to be able to buy our own home. I hope it's not going to be a repeat of last time where it took multiple attempts and lots of stress before he finally did what he was supposed to.
We have three months left on our mortgage and I really hope this is enough time, even with the delays. My fiancé is going to go down himself to his brother when his contract comes through just to make sure it gets done, despite living three hours away. We could probably have completed before Christmas if it wasn't for him. I would really like to complete by the end of February as I'm getting really really fed up with this limbo and the prolonged stress is not doing my mental health any good. Plus our landlord is selling the flat we're currently living in at auction this month, which is just adding to the stress. Getting to the exchange would be a huge relief as it means my fiance's brother is no longer able to scupper everything completely.

I got asked for more payslips today, from the last 3 years, to confirm an annual bonus. This is with NatWest, so I’m hoping it’s normal to ask that where a bonus and overtime are concerned. It’s so stressful waiting0

After much stress and worry about the survey (after my last purchase fell through due to an AWFUL survey) I am pleased to be able to say this one was so much better.
It needs a little bit of roof felt replacing at the edges and a little bit of concrete into one of the lintels above a window as it has cracked.
The crack isn't a concern as the new windows replaced the original windows so movement can be expected.
There was a blocked drain channel but I've had some lovely photos and videos showing the clog being cleared....
EA has chased some questions today so spoke to mortgage company and valuation is fine and they are expecting to issue an offer end of this week/beginning of next.
Searches are taking so long. We've nearly been waiting a month. Before they changed the processes they were back in 3 days...1
