Yes I have otherwise they wanted me to sign a new 12 month lease
You would just go onto a rolling contract, no need to sign another 12 months.

You should never give notice until exchange has happened

I've had my offer accepted. House was built in 1992. No chain the seller is a landlord selling up and I'm a ftb. House buyer survey on wed and gas and electric certificates done next week as well. Searches are due back on the 6th of Feb. Do you think I've any chance of moving in before 15th March as I need to be out of my rented house by then
Is the house already empty, tenants have vacated?
Hi   yes it is empty  thanks.
    i wish i knew i would go onto a rolling 1 month

Good to hear it’s already empty.
Not clear if you have actually given your notice in on your current place.
What, exactly, has been said/written about leaving, by you & your landlord/agent?

I told them i was moving out and gave them the 30 day notice, but because i missed the date it changed to 2months notice, i had to give them notice by the 17 december and i gave it on the 18th   (long story i was getting a house with my boyfriend but we split up just as we were about to complete, so i am getting this by myself - gulp)
  • Have you tried retracting your notice?

You don't actually have to leave the house until a court tells you you are being evicted and bailiffs eject you.

So you could stay past your date if you really needed to as court proceedings take months to go through.

    Just keep paying your rent!

My sale is moving quickly, the last thing we will be waiting for is the searches.

Survey was yesterday, he has told me it is a lot better than the last one which was awful and we are going to talk about it tomorrow afternoon.
  • Problems my solicitor had with ordering OS2 Official HMLR pre-completion search have been resolved and my solicitor has emailed(!?) the other side to initiate exchange for a Fri completion.

If I've not heard anything by late afternoon I'm going to suggest she calls them, because sometimes emails have long-gone-unanswered with the seller's solicitor.

I can't relax until the contracts have been exchanged, but it looks like (and yea, I know, I've said this before, but really this time) there is nothing stopping the solicitors exchanging (except maybe their own availability and sense of urgency!)

And exchange has finally happened! Complete on Fri.

    So pleased and relieved!

Hope for those of you waiting for the final stuff get some news soon.
    Congratulations!!

  • Hi everyone - do you mind if I join?

think we might be ready to exchange soon. Accepted an offer on the house we are selling at the end of November and our offer accepted on the one we are buying the same day! Our buyers are living with family and vendor is moving into rented so a nice short chain.

Our mortgage is approved, surveys done, searches completed and just a couple of outstanding enquiries, so hopefully the end is in sight!? The only slight pain is that our solicitor is on holiday from February 1st to 10th but supposedly our file has been passed to someone else (whose email address we have been given...)

We have a final viewing arranged for Friday to measure up for curtains etc and I'm wishing this week away until I can see the house again!

Good luck to everyone in the same boat!

That’s so exciting! At least you have the contact details of the solicitor covering the work. Hopefully it won’t be long now!
