A little bit of movement today.
Solicitors dealing with sale confirmed that the contracts and transfer form we signed have finally turned up. Very delayed due to the postal strikes but means exchange can happen once our purchase catches up.

the original owners has been signed and posted back - they just haven’t received it yet again due to the postal strikes. Fingers crossed it appears soon and hopefully we are almost on the home stretch now4 -

We're supposed to be exchanging on our purchase any day now, having been delayed as the sellers went on holiday, leaving me time to worry they'd changed their mind for some reason. Just got a call from the estate agent saying "we've just been contacted by the sellers... (cue: panic) to ask if you wouldn't mind if they left the large cabinet in the dining room"!
We actually quite liked the cabinet when we viewed the house. It's solid wood and perfectly fills a whole alcove practically to the ceiling so we did wonder if they'd struggle to move it in one piece. Happy to keep it (it's going to be turned into a cocktail cabinet when I get my hands on it!) and even happier that this suggests they are still 100% on board!3 -
So, it's all change today!
We went to view the other house yesterday, and whilst it was a lovely home and you could literally have moved in without doing a thing, it just didn't quite tick our boxes.
So this morning after a long discussion last night our Vendor came back and offered us a 10k reduction to get the roof and windows sorted out, and coupled with the fact that the Local Authority have also informed us we can have a dropped kerb, we've decided to go ahead with our initial property as we see this as the one with the most potential long term.
It's now full steam ahead. Broker has been informed of the price change, and our Solicitors, and once the paperwork is amended we'll be ready to exchange contracts. Scary stuff.4 -
@Camboudica that’s good news about the reduction etc and at least you know you’ve viewed the other property and make a decision. Good luck with everything1

Now we are buying through Purplebricks and we absolutely hate them…
Find it bizarre that every time I called the local estate agent they never picked up (but they have responded to texts in the past). I’ve only called the number three times, first one for arranging a second viewing a few months ago, and then now for asking about the key, so kind of doubt that they would have blocked my call. But somehow the post sale support team was able to reach them in a short time (I was put on hold). Also even if the local estate agent is still arranging how to hand over the keys with the vendor, surely they could have replied to the text saying that’s what they are doing, instead of completely no response from text/email/call. Anyway they all seem very dodgy!!0 -
We're hoping to exchange and complete before Christmas but not so confident now. Searches were conducted back in October with enquiries only being raised three weeks ago. Hoping we can receive some positive news soon!!0

Update on our purchase.
- Still waiting to hear back from the mortgage company about updated paperwork after the seller accepted our revised offer last week.
- We received the TR1 and draft contracts late last night. Need to sign and send them back asap. I'm planning on driving to our solicitor's office to do this rather than rely on the post during strike periods.
- First round of enquiries was sent to the seller's solicitor yesterday. No idea how many or how complicated.

Our house put on the market - 01/06/22
Accepted offer on our house ( to first time buyers) - 18/08/22
Offer accepted on place we want to buy - 19/08/22Solicitors instructed - 19/08/22
Mortgage Application Approved - 14/09/22
Building Survey - Mid October
Renegotiate Offer - Early Nov
Probate granted - 20/11/22
and then waiting and waiting for the grant of probate to be past between the vendor, and both sets of solicitors. We had hoped to move before Christmas but it feels increasingly unlikely that it will happen.Hopefully there is light at the end of the tunnel at least, but a move much after Christmas makes childcare much more difficult.2 -
