update from solicitor. There are 3 outstanding queries, 2 just need email confirmation from vendors solicitor and the other is paperwork from a previous owner.Solicitor seems confident can be sorted for a move before Christmas but can’t say I’m feeling as optimistic3

I can finally add my journey. I've been reading this forum for 8 months and learnt a lot and can share my timeline below. I avoided the overbidding.
28/02 Initial meetings with Estate Agent 1 and 2 and EA1 remembered me from a year ago when I enquired. During this, I found out she lived on the exact estate I wanted to move to, as had family there already.
15/03 EA1 texts to say she was asking on the estate page for anyone selling up and that I would be welcome to do a private viewing if I wanted.
29/03 Private house viewing.
06/04 Took a few days for me to mull over what to offer. Submitted my first offer and it was accepted late evening around 10pm.
25/04 My leasehold house went on sale. Deliberate delay as my Seller had been looking and was specific about what he wanted.
28-31/05 Viewings and 4 offers received.
04/05 Final bid, 2 improved offers received.
05/05 Offer accepted on my property from Buyer1 (highest bid, highest deposit, nothing to sell).
08/05 Second viewing on my house from Buyer1.
12/05 Instructed my Solicitors.
16/05 Mortgage applied for.
17/05 Management pack shared with my Solicitor.
20/05 Survey on my onward purchase.
27/05 Mortgage issued
06/06 House survey on my property.
22/06 Buyer1 pulls out. Buyer 2 contacted by EA.
23/06 Buyer2 confirmed and viewed property a second time.
24/06 My Seller confirms offer accepted on onward purchase. Chain complete as their Seller going into new build.
12/07 Docs for my purchase received, searches ordered.
18/07 House Survey on my property from Buyer 2.
19/07 Enquiries sent over on purchase.
01/08 Seller got down valuation on their purchase they pull out and get accepted on another property.
09/08 Enquiries received on my house.
08/09 I had answered queries on my house but my Sol Assistant failed to go back to other side, 3.5 weeks wasted.
11/10 New query on my property in relation to doubling of ground rent clause.
13/10 Email to Freeholder sent requesting variation of clause in lease.
21/10 Freeholder reasons, it is in line with inflation and refuse to vary clause.
25/10 Buyer ok, response with their Lender.
09/11 Query with Surveyor. Buyer2 asks if I will purchase Freehold!! I politely decline.
16/11 Lender ok.
17/11 25/11 agreed by all parties.
18/11 My deposit wired across.
22/11 Buyer sent for guaranteed delivery of hard copy of contract to their Sol.
23/11 Buyer was supposed to send his deposit 2 days ago but they brought up new query and backed down same day in relation to home insurance. Hard copy received (phew as next two days are the royal mail strikes) Exchange of contracts.
25/11 Completion.
27/11 My mortgage was due to expire.

We’ve now had enquiries raised on our house, only about 6 for me to answer and very straight forward stuff. Enquiries have been sent for my purchase, but my Sol said straight forward things. My purchase are pushing to complete before Christmas, it’s cash buyer > us > downsizer > empty house chain free
they are saying it looks possible before Christmas but who knows 🤷🏼♀️1 -

We are literally waiting to exchange any day, I’m trying to hold off on some things we want to buy to not tempt fate but with BF this week there are some great offers! We sold our ride on mower as the new place has a much more conventional size garden - there’s a cordless electric one I’ve been planning to buy for £239.99 and it’s £92 now.. don’t know whether to risk it!0 -
My sale is still going ahead even though I've pulled out of purchase.
I spoke to the EA I am selling with and she sort of apologised as in our last conversation she had sort of implied it was my solicitor that was being problematic.
My solicitor showed them the receipts after I guess having a similar conversation.
7 times she has sent this same thing over and they've told the EA they haven't got it so the EA had to have a frank discussion with the buyer about where the delays were.
It seems they have given their solicitors a kick up the b too. Hoping we can be done before Christmas.0 -
