    Our timeline:-

    25th April - House up for sale
    6th May - House open day
    13th May - Offer accepted on our property
    8th June - Discovered that our buyer's property was back on the market as she lost her buyer but didn't tell us
    8th July - Offer accepted on our property by same buyer, £2K less offer
    13th July - Offer accepted on the property we are buying
    20th July - Mortgage application
    28th July - Mortgage offer received 
    9th August - Home buyers survey received 
    11th August - Searches applied for
    2nd Sept - Wall Tie survey completed
    9th Sept - Searches complete
    21st Sept - Electrical Survey completed
    28th Sept - Answered buyers Solicitors enquiries 
    6th Oct - Drain Survey completed
    10th Oct - Offer reduced on the property we are buying - Due to additional work identified in surveys (Full rewire, drain issues)
    12th Oct - Lower offer accepted
    13th Oct - Amendment to mortgage submitted
    14th Oct - New mortgage offer received
    18th Oct - Hassled our solicitor as we've still not had a response on the most simple queries with our seller, was told they would be reviewed today with the outcome being a discussion on dates

    Found out last week that the buyers at the bottom of the chain had not had their searches back yet, unreal, no ones telling us why but I'm guessing this is a new buyer who is now way behind the rest of the chain, who it looks are all ready to get going.

    My solicitor is useless (much like the rest of yours), still waiting for 3 very small outstanding questions but radio silence.

    Never again..................


    Wow, things have moved on quicker than expected. the people at the bottom of the chain have said they have very few queries and have suggested an exchange date of 11th November, things all of a sudden seem to be moving.


    So here we are 3 weeks later and we found out last week that the idiot at the bottom of the chain doesn't have a mortgage! !!!!!!! 

    Assuming his offer expired but chose to tell no one, the whole chain was ready to set exchange dates and now we're hanging about waiting for him! 

    Stress levels are at an all time high, it's like life is on hold until we hear something! At least his valuation is scheduled for Wednesday!

    Never moving again!

  • My survey was awful and very unexpected and some things look like maybe they've tried to cover issues up....

    Roof has failed, chimney falling apart, damp damp damp, soggy roof timbers, woodworm active and historic. Gutters knackered.

    Doors and windows knackered (I knew about these) , bathroom is leaking, bay roof has failed, unsafe structural change to gable wall.

    50k+ to get it up to scratch and 20k to get it how I wanted. 

    House was 320k, 3 bed semi. I would not see the value from that spend.

    Viewing a 4 bed bungalow, detached, 330k on Sunday.

    Priced to sell fast as they need the money to pay for owners care.

    Seems like you've dodged a bullet tbh, good luck on Sunday. 
  • EA calls me today to ask where we are with it all, so I explained that we're waiting for the council to confirm about the dropped kerb and pointed out that during a recent conversation with them it came to light that the Vendor had blatantly lied about previously applying for one and it being rejected. I don't think she knew what to say so she changed the subject and asked about the electrical report questions I'd sent over via email the day before.

    The EICR the Vendor sent over (House is an ex rental so she had to have one done) was missing pages, the missing pages she subsequently sent when pulled up on it showed that the report was unsatisfactory and listed 'potentially dangerous' faults. I asked the EA to confirm with the Vendor when the remedial work was completed and whether the house has ever been rewired. The EA later emails to say the Vendor had responded to say she wanted to point out that the house has a newly installed boiler, and when do we think we'll be ready to exchange as she's eager to get the sale done.... OK, but that doesn't answer my questions!

    Honestly, she should be a politician she's so evasive. I'm beginning to think we should walk away. 
  • And so this final enquiry still lingers on. It seems our solicitors cannot get a copy of the original s106 (restrictions on land registry deed states “affordable housing” or “qualifying occupier” restrictions).

    So far our solicitor has contacted our local council (haven’t got a copy), the original developers Taylor Wimpey (said they can’t assist due to the age of the property) and now she’s in correspondence the housing association. 

    She’s as frustrated as me it seems, and is continually arguing that this last enquiry is not relevant to the sale or the buyers.
    So what now? We are currently 18 weeks in (FTB onward purchase a vacant property so no chain either side) and we’re stuck.

    Really hope this is the one for you. 
    We moved into a 4 bed detached bungalow in Feb last year and love it. Be aware though they’re more expensive to heat.
  • I'm in a three bed bungalow at the moment. It's got a newer boiler so I'm hoping it'll be similar with costs.

    They've now put the house I pulled out from on... at full price... despite me sending the EA all the issues with the house, in detail.

    Wow.

    Another day of being ready to exchange but silence from our solicitor.

    Side note, my mobile phone contract is up for renewal and I want to change provider which means a credit check. My solicitor said she’s had the confirmation of release of funds for 7th Dec and our initial mortgage was approved in August. Am I safe to move and have a credit check done by Vodafone or will they do a final credit check before funds are released? Don’t want to mess anything up!

    Last day when exchange is possible for our chain to meet the completion date on Monday, as some ppl have to get mortgage funds released today for it to be feasible. Still total silence from the bottom of the chain who are holding things up.

    Sounds like a lot of frustration for many of us buyers and sellers.

    The solicitors acting for our buyer are saying they are now ready to discuss completion but I’m still waiting for enquiries to be settled on our purchase.
