    Hello, jumping on. Can I ask what peoples experiences have been recently of timescales? How long is a piece of string I suppose. 

    We’ve had searches done on our purchase (just waiting one coming back), mortgage offer has been issued and survey done. They’ll be raising enquiries once last search is back. Our buyers are cash buyers, they have had searches done and we are waiting for enquiries.

    Are we miles off?

    Difficult to say as the number of enquiries as well as the speed at which they are dealt with can vary.  We had 9 enquiries sent by our buyers solicitors - should now all be dealt with and our solicitor raised 6 for our purchase - again hoping that they are all dealt with but still no talk of exchange or completion dates yet. 

    Our offer was accepted 14 weeks ago and we accepted our buyers offer around 12 weeks ago.  Straightforward chain of 3. FTB buying our house and we are buying a house with no upward chain (going into rented)

    @HWBY that’s a shocking mistake they’ve made and you could quite easily have lost the house.  Have you had searches etc done yet? Let’s hope the remainder of the conveyencing will be smooth sailing for you

     I know I need to be realistic.  My buyers are desperate to be in before Christmas as it’s their first house.  We have 2 teenagers so trying to move too close to Christmas would be hard work.  The other issue is my parents really want to help us out with the house move (my Dad is also very practical in case anything needs fixing!!) and they go abroad for 6 weeks on 13th Jan so would be disappointing if there’re not around when we move

    We thought we had lost it! Even worse, we'd already complained to L&C about slow service (not responding to the bank and causing delays with our previous mortgage application) and had been assured that our account was flagged as having complained and it meant our stuff got looked at more closely. Searches were underway, but we told our solicitors to pause while we tried to get this sorted out, rather than rack up more legal fees.

    L&C actually refused responsibility and insisted it "wasn't possible" for them to make that mistake because "the system wouldn't allow it", and started ignoring my calls. I assume they did realise their mistake because we were then bumped up to someone in higher level management who has been speaking with us twice a week about the progress of our "appeal". They still haven't admitted the mistake, despite the bank confirming with me what exactly they sent and what form the error is on!

    @HWBY awful that they haven’t accepted their error the fact that someone higher up has been progressing your appeal suggests that they know they caused the error.

    Chased up solicitors and both have replied.  Long story but we have separate solicitors dealing with the purchase and the sale.  There are still some hold ups. Frustrating

    We have been waiting since august for replies to enquires. I really hope we can complete before Christmas! 
  • This is my first post on this thread and hoping we are near completion now. I’m just wondering at what point do you receive contracts to sign? 

    22 August - accept an offer in our house and offered accepted in the house we’re buying. 
    11 Sept - our mortgage offer received
    21 Sept - our searches back 
    30 Sept - our buyers mortgage offer received
    10 Oct - buyers searches back 
    13 Oct - my solicitor advised there was an unregistered leasehold (beneficiary was same person selling the house) that needed to be distinguished and this was don’t fairly quickly. But have since been advised that they forgot to include the rights of way over the shared drive on the freehold which is now being sorted out. 

    Ours buyers have asked for an electrical check which we have done and a boiler service which we have also done and I think that is their enquiries complete. 

    Really hope we can be in before Christmas 
    We’re now discussing completion dates so fingers crossed we could be moving on 30 November ☺️ Excited but also  very nervous

    Yesterday our solicitor asked the vendor’s solicitor whether they can exchange imminently but they didn’t respond, this was after they said they are ready. I just called the estate agent and they called the vendor’s solicitor, apparently now they say they are looking to exchange today and will be in touch with our solicitor. Unfortunately they have been saying in the last three weeks that they are “looking to exchange this week” too many times, and obviously every week it turned out they were still not ready, so I don’t have much hope for exchanging today. I know it’s going to happen eventually, but I won’t be surprised if they suddenly come up with something else after saying they are ready (which they have also said at least twice in the past).
