The buyer and the seller don't sign the same bit of paper. Each signs their own copy of the contract.
Therefore there is no order to who signs first.
It is possible, and not unusual, for each party to sign the contract several weeks in advance of exchanging contracts.0 -

text from mortgage company yesterday "please contact us", first person doesn't realise a call has been put through and is chatting away to her mate (pretty poor considering the bank in question are near top of all customer service polls, have always been good otherwise though but even shouting down the phone didn't draw this persons attention)
2nd attempt ascertain from call center person they need a full SDW certificate as the architects certificate they have received(!) from me isn't enough for the underwriters, no not received from me, my solicitor possibly?
Speak to solicitor no they didnt send it please find out what they have got and where they got it from
3rd person, no its just a valuer note that the property is only covered by an architects certificate hence need full SDW certificate
Relay info to solicitor, oh we wouldn't get that through till much later in the process, um well thats going to delay things rather significantly if thats the case, can we give them a shout explain the situation and try to get it sooner so I can get it over to the mortgage company and not scream.
In other news, have boxed more stuff up and doing pretty well selling excess stuff in the most part (luckily the larger items [hoping i've not jinxed it]) apart from the few who don't turn up despite arranging collection times and think I want to stay chained to the house while they turn up at their leisure if they fancy it- Mortgage: 1st one down, 2nd also busted

Joining in... FTB, seller moving in to a vacant house (probate granted), so very small chain, if you can even call it a chain!

3/7/17 - Searches received back and enquiries raised
26/7/17 - Answers to enquiries received from sellers solicitor (who knew 4 questions could take so long to answer!!!
27/7/17 - Email estate agent asking what the plan is, why there has been complete radio silence.. Seller has been renegotiating her purchase price, agent estimates completion will be 16-18th Aug!
And so the waiting continues....
We have finally exchanged today!!! To say a weight has been lifted from my shoulders is an understatement!! Completion on 22nd.:T:T:rotfl::j0 -

12/07/17 All searches back and received local authority was taking ages! so I called the council who said they couldn't not advise as I had not ordered it direct . Amazingly our solicitor received it within an hour of my call :rotfl:
19/07/17 Solicitor raised enquiries and sent to seller solicitor
Seller solicitor on holiday for 1 week , its a one man band and a PA by sounds of it !.
26/07/17 Phone seller direct to see his view on what is happening states he has got to have a look at his emails ! **Bangs head on wall** politely reminds him our offer is only until end of August otherwise we will go elsewhere as been VERY patient**.
01/08/17 Our solicitor chases his solicitor for an update . PA tells her he is looking as the case file .
04/08/17 Ask mortgage broker to amend mortgage offer address
07/08/17 I chase for updates advised will chase them again .....
08/08/17 Mortgage broker advised everything ok amended paperwork will be sent out
09/08/17 Other half is going to call as our solicitor again today and the seller to see where we are at !.
And to those hoping exchange is going to be done in a certain timescale I really hope it works out for you however we was told 20 days! we have found the littlest things take the longest to sort.... it will now be the 6th Month for us so I wouldn't bet your money on anything when it comes to Solicitors and sellers and I definitely wouldn't book removals etc until exchange (personal opinion)!!.
Hopefully I will have some good news next week .

Update / No Update....
So yesterday I lost my mind and decided we had waited enough for people so we have told them if they don't respond (seller & his solicitor) to the enquiries by the end of this week and then complete those and agree an exchange and completion date by the end of next week we will walk away.
I asked my solicitor and the estate agent to pass this on ..... an hour later the estate agent replied with I have just spoken to the vendors sols and they are going to put your file as a priority and reply to myself and your solicitor . We have heard this before so we don't hold much hope !

11 weeks in and we still haven't exchanged. Heard back from my solicitor yesterday (after a bit of pestering) to find out that there was an error with the disclosure of incentives form sent to the Help to Buy agent, meaning he needs to reapply for authority to exchange. That'll take at least 3 or 4 days to get a response, so we wait... again.0
