Is anyone using HSBC for their mortgage please? If so, how long did it take for funds to arrive at solicitors after them requesting it? I am hoping to complete soon, but dont believe the funds have been requested, and google is telling me HSCB take 2 weeks to supply funds.“Quis custodiet ipsos custodes?”

On both occasions - as we had to send the first lot back after buyer failed to exchange on the agreed date.1 -
HSBC take 7 working days (which is a bit more than other lenders) but if you’re arranging through a broker they can sometimes expedite the request (ie by calling the bank and politely asking). What caught me off guard is my solicitor needed confirmation from HSBC they were going to release the funds in time for completion before he allowed us to exchange (even though we have enough time) which request can only be made by the solicitor (not you or the broker, if using) and this delayed exchange by a day and half (with rest of chain not being happy). Hopefully forewarned is forearmed - ask your lawyer exactly how the process works for them!1

Congratulations to all that have suddenly exchanged or have had significant progress towards it. I am still waiting to receive solicitors report on title and request to transfer deposit funds but hopeful that this will be coming tomorrow so we are able to exchange on Friday. I think searches are back and responses to enquiries have been received so 🤞🤞4

In 7 years time when we finally finish doing up the dump we have bought, it will all have been worth it 😀
Our buyers have got themselves a beautiful house. The only single thing their survey brought up (exc. Electrics/gas) was a bit of re-pointing where soil pipe comes through the wall. Can't believe how much they've put us through. Even Solicitor was teary on the phone!
Now hoping completion day goes smoothly, we really deserve it!3 -

I'm so happy for you and sorry for everything you've been through.
I'm still in a state of disbelief. I honestly didn't expect things to suddenly move the way they did. Friday seems like a long way away now!
