Looks like all the searches are done and I’m being sent draft contracts and the report from my solicitor! Just one outstanding form from my HOA but it is pretty much a ‘tickbox’ and is expected soon. Just wish I had more removal options - I’d like to recommend a date but there is literally one local removals place that seems very £££.0

Just had to give our LL the first indication that something's up... not explicitly. Just had to tell them we're going on a periodic after 5 years of signing annual tenancy agreements! I think they're going to be pretty annoyed by it, but I feel we've done our research and know it's our legal right to go periodic. Of course, we didn't want to have done this and intended to leave at the end of the tenancy period (24th Jan). Sadly my "agreed completion" date has been and gone yesterday... with no exchange completed.
I'm hoping exchange is getting ever-closer. The vendors are enquiring about our tenancy now so at least they're thinking about it. They've had the report on contract back now as far as I know, so I'm waiting to find out from our sales progressor if they are satisfied and we can move forward. Will 10th Feb be the one? If we can exchange next week that gives my vendors the desired time to get everything done.0 -
Too early to post a full timeline, but...
Made offer mid-October, got rejected
Received phone call 28th October, other buyer had pulled out, were we still interested (YES!)
Survey done 18th November
Searches complete 15th December, which raised a couple of questions, including missing EPC
Now waiting, twiddling our thumbs in excitement. No chains involved anywhere, so I am hoping things will get moving soon!Declutter challenge: List 312 things in 2022: 45/312

Then everything went a little cold! Have had confirmation my buyers solicitor has received some answers to enquiries but not all. Not sure if searches have been ordered on our onward purchase or if any enquiries have been raised.
Rang Target today to check our docs and money for redemption were all received OK, they asked me to resend the email and now wait 5 days as it wasn't showing on their end.. give me strength.
Onward purchase sellers have asked for a completion date of 22nd Feb... our chain is tiny with it being them us and our buyer.
Just still doesn't feel like it's moving quick enough to hit the 22nd Feb
Woop! Solicitor has said all enquiries have been answered for my buyers, but has yet to raise enquiries with our onward purchase.
Still waiting for our redemption from Target H2B, still not sure why it's so difficult to pay back!
Now time to ponder the HUGE list of things we need to do to the property and prioritise what is a necessity. Reminding ourselves that it will be worth it long term :')

We viewed the house again yesterday to measure up and I overly excited myself a little too much!!
Still no news on my solicitor raising enquiries yet, but he does like to do things and not update for a while so hoping he has and just hasn't updated! Vendors have confirmed their flights are booked for 22nd feb and want to complete around that date - still crossing all my fingers and toes we'll be in next month.Finally completed on our new home

It has reached the stage where I'm receiving calls from Vendor's EA warning me vendor is talking about re-marketing as they've lost faith in the chain being able to complete.
Myself and wife have been discussing the possibility of having to stay put as our costs have spiraled and since offering on our onward purchase in August we've not seen a single suitable property come up for sale, despite our 100 sq. mile search area. By the time we find another suitable property, compounded with rising house prices, our storage/solicitor costs would have eaten too far into our budget preventing us from affording what we need/want.
Over time we have now unpacked around 25% of our stuff as things become needed.... anything from hoover bags to sponges to wash the car, it seems every day now we are digging through boxes looking for something.
Then out of the blue this morning I get an email forwarded from buyers solicitor.... "Our client has, thankfully, ironed out the issues with their lender. We are just waiting for their written confirmation they are happy to proceed"
So now what - can we start believing its all to play for again?
Please please please can it all finally work out! Once this move is done, if it is done, we'll never want to move again.
What a rollercoaster this has been, and continues to be!
