    I am in the same position as you!
    So this is my timeline 
    27/7/21 offer accepted
    27/7/21 solicitor instructed 
    2/8/21 mortgage application submitted 
    3/9/21 mortgage offer
    11/10/21 firts attempt to exchange but my solitor informed me that the bottom of the chain have to draw down their help to buy funds . The account has been closed but they are awaiting a letter in the post which was expected yesterday. She said as soon as they have it, they are ready.
    I emailed my solicitor this morning and radio silence from seller's solicitor. 
    Don't know what to expect now. 
    Hopefully tomorrow🤞

    It can only be one of two things now - either the FTB's mortgage funds being returned hasn't yet been confirmed so cant be re-requested, or PPL are not answering their phones. Neither would surprise me at this point.

    I have no idea how long it takes to press a button and make a phone call to confirm that funding has arrived... apparently its 2 days!

    Rapidly running out of week again, and by tomorrow evening we will be back to the same situation as last week, where I trust the legal firms in this chain even less than I did last week (which was not at all then, worse now!), we still haven't exchanged contracts (and therefore still cant confirm everything that I couldn't confirm last week) and we are supposed to complete on Monday. I still refuse to do a simultaneous exchange and completion, which we had said right from day 1 so should not be a surprise, so fully expecting the next thing will be another delay while dates are rearranged again for the 3rd time. The whole thing is beyond a farce, and I cant tell you how stressed, upset and p**d off I am right now. 

    And it seems there is absolutely nothing we can do.

    I hope that the couple of people on these boards who got upset a few months ago about me complaining about my vendor's factory farm conveyancers being worse than useless are still able to defend what has been going on here - the default for these firms seems to be to blame everyone else and not take any responsibility. Even by their standards of incompetence this chain has to be amongst the worst! And yes, I am upset, I am angry but I am also incredibly disappointed that so-called legal professionals can have so little understanding of the havoc they are causing in people's lives, it is legalised manipulation and psychologically damaging in some cases and they just don't seem to care.
    I feel for you I really do it’s so frustrating! I maybe missed you explain earlier but why do you not want to exchange and complete at the same time? 
    Basically because I no longer trust a couple of the conveyancers in the chain to do what they are supposed to do when instructed. We started trying to exchange contracts on 1st October, and it has failed every day so far (8 days and counting), so absolutely no reason to believe that they can get their acts together long enough to pull a simultaneous exchange and completion off. When you factor in that if we agree to this, it is at our own risk of additional storage. accommodation and removal cost if it goes pear shaped, which my solicitor is also advising against, you can see my reluctance.

    We also are unable to confirm our removers until exchange, which is a pain because we are unable to do it ourselves - so we need exchange to happen to be able to book a company who can move us! It has been mad here, and the removers are still crazy busy.

    And today was supposed to be moving day, so as you can imagine i am extremely fed up!
    Ahh right that makes sense, I think I would be the same if I’m honest, have they said what the hold up is to exchange or just not doing it?
    Started with my sellers conveyancer going totally AWOL for about 4 days running, not answering any calls / emails even from our vendor, It was only when all the EAs, the vendor and I all made complaints to his EA that we finally found out that the ID had not been checked and needed resubmitting (they have only had around 5 months to check, so clearly they are totally on top of things!)
    The chain agreed a deadline of Friday 1pm last week for completion today, which failed again for the same reason, then this "professional" tried to initiate exchange at 4.45p, on Friday afternoon and my buyers said no as far too late beyond the 1pm cut off and they suggested the 18th as a new date. Roll on to yesterday, and the FTB's solicitor at the bottom of the chain needed to send their mortgage funds back and re-request today... leaving us again unable to exchange both yesterday and today! 
    The whole situation you are going through sounds so frustrating, I can’t imagine the amount of stress it is putting you under. I hope you are able to exchange as soon as possible and get the nightmare behind you so you can enjoy your new home!

    No news on my end today, we just need the EPC doing by the estate agents (which was requested over a month ago but oh well lol) then we can exchange. If I don’t hear before Thursday I’ll be chasing up.

    That is only an option if there is a current valid EPC.

    @TheScone  - you should be able to do a web search for local EPC people, and just book it yourself if your agent is taking too long, you don't have to use who they recommend.

    Yes we did this. It cost £50 and had it emailed the next day.

    Arggghhh I hope it turns out you can exchange! It’s so strange my solicitor has our money already but we haven’t concluded the missives yet, at least I don’t think we have 🤷🏻‍♀️I don’t mind though because at least they are there to send whenever needed.

    Exchange cannot happen without your deposit so I’d be pushing for their details and get that to them ASAP as this should move you closer to the exchange stage.

    Fingers crossed for you all! I understand how stressful all of this is.

    Surprisingly since our solicitor received our signed contracts etc they called us (first time throughout the whole process) to discuss completion/exchange etc and exchanged happened yesterday with the aim to complete on 29th October.

    I am hoping I will feel excited soon but think it’s just a build up of all the stress experienced during this period however compared to some of the experiences I’ve read on this forum I feel very fortunate.
