@naomibm sadly no one answered, so I couldn’t tell anyone I was happy to wait on the line. No wonder my solicitor is so slow, if at 16:30 on a Wednesday afternoon no one is replying to the phone anymore! I can’t show up at the or office, unfortunately, as it is a few hours away from where I live. I’m waiting until 9:30 then I’ll start calling again. I haven’t heard from my solicitor since last Thursday, despite my 4 emails and 2 calls, and the fact I had told her I wanted to exchange yesterday!
@Natbag and @Caz_Mnaz happy completion day! Hope everything goes smoothly!
To everyone waiting for news: I hope today is the day for us all!
Uggghh you are having a right time if it. If this were me I would be emailing one of the partners with

    Dear sirs,

I have been waiting a reply to my emails/calls of [insert dates] to confirm my transaction(s) to exchange this week.
Appreciate workloads are stretched, and I am not trying to be disruptive, but no reply to any communication is giving me stress and high level of anxiety at such a critical time.

    Many thanks
    yours faithfully

keep it that direct and without any waffle... hopefully it will get you to exchange yoday
Thanks @BountyBlink, that’s a very good idea! I’ve just called once again and someone at the reception answered and connected me to the direct phone, but voicemail was on so I left her a message. I’ve put the alarm in 2 hours, if I get no reply or call back, I’ll email that. The branch where she works doesn’t look to have a managing partner, there’s only “partners” like my solicitor herself. In another branch I found the managing partner, who do you suggest I try to contact?

Anyone know when you HAVE to vacate? My removal company suggest not arriving until 11 and being done by 12.30....as we are the 4th transaction and they say if we're packed with up and out by 11 we might not get keys until 3 and that's a big wait (with a charge!)

Need to speak to my solicitor I think!
@Caz_Mnaz  It should have said in your contract, something like 1pm or 2pm. It’s standard wording from the contract, found this google image.

Thanks! Yes solicitor said we have until '1...ish' so if they're do turn up demanding entry they can shove off 😂

Hello, looking for some advice. do you think it is more acceptable to email or would it be better to call the vendors EA to ask where they are in terms of applying for searches, mortgage offer etc.
I spoke to their EA on Friday and she said about getting an exchange date sorted but haven’t heard back since and I’m not sure how far along they are rn. I don’t want to come across as rude or pushy but it seems like the only way you get answers. I would love to know an estimate exchange date too

In my personal experience, the vendor EA were the only people who were really responsive... I noticed they prefer to speak rather than spend time writing updates, so I’ve always had good results calling them, a little bit less when I emailed them.

I'll second this. My vendors estate agent have been really great at responding when i've called them, and they have done a lot of chasing up etc

Excellent thank you! I think I’m just going to call them! I’m so close to exchange just waiting for the searches which could be a couple of days from now. I wish I was given constant updates so I could chase stuff myself instead of them waiting.

@baileykxo I totally understand your position, I have zero communication coming from my solicitor I have nothing pending but she still doesn’t seem to be bothered to put dates down, although I wanted to exchange this week! The lack of control you feel in this process is just horrendous. After chasing my solicitor this morning (without being able to speak with her) I called the vendor’s EA and he said he will do a few call himself too to get things moving. I hope this helps!!

We are in the same boat - hoping to complete next week but still a few outstanding enquiries! It’s certainly the lack of control that is giving me the anxiety!

It’s awful isn’t it!! I’m not exactly sure if there is any outstanding info my solicitor needs from their solicitor so I’ve emailed him as I don’t want any extra delays and push exchange back further! I’m gonna call their EA this afternoon and see what they say!
